Dear Mr. and Mrs. home seller,

"I love your home and I just walked through it with my Realtor. After searching for the perfect home for sale in Security Widefield Colorado., we have decided to make an offer on your home! We loved the layout, the attention to detail, and updates that you made throughout the year. We loved it so much that we decided to run a fiber optic feed camera down the sewer drain line. Furthermore (dear home-owner/seller) we found a problem with the sewer line and have asked you to replace the sewer line at your expense."
Now we all know this hypothetical letter never gets written, but if it had, Please read further...


Whew, that was basically how my day started when the buyer told me "the sewer line has a problem". I had put the SEWER DRAIN INSPECTION WAIVER FORM in front of the buyer when we were going through the list of usual forms to fill out in the real estate transaction. Square footage, source of water, etc. Now flash forward to the technician who did the inspection and what he told me.


If you own a home for sale in Security Widefield Colorado, built in the early 1950's to the mid 1960's , you could be at risk for some serious repair bills. The technician referred to the item in question as sewer line product that defies common sense. The words were not mine, by the way. "Orangeberg is a pipe like product made of wrapped layers of tar paper. Formed to look like a pipe, it is attached to main sewer line in the street and then fitted to the cast iron pipe dropping out of the house. It ‘s life expectancy(in this case of 1955 built home) is well surpassed"


" WOW!" I said and continuing on, "how much more life can we expect from it, and can we power wash it?"


"It should have been replaced 5 years ago, and you can't power wash it" (more commonly known as rooter blasting). A very powerful conical stream from a power washer is forced through the blocked pipe to free it of residue stuck to the inside of pipe. This is very effective on PVC sewer drain lines.


So after digesting this information I took it back to the sellers for their thoughts. That is another story.
However, for the concerned home owner in either Security or Widefield Colorado, repairing your sewer drain line can be a costly repair. Let's face it, it is not a sexy item to repair either. The sewer line, ah hem is well you know.


Some questions to ask your Real estate Agent in Colorado Springs.

1. Do you recommend a sewer drain line inspection, that only costs $150?

2. Do you advise getting the line inspected, if we have not replaced our sewer drain line already?

3. Do you know what it costs to replace one of these sewer drain lines?
