I must admit we are a bit biased living in Silverthorne but it just amazes us how our little city continues to move forward and in a big way. The newest addition to our town is Anglers Mountain Ranch.

The land, formerly known as Clark Ranch, has been the subject of numerous development proposals over the years, most notably a high-end golf course community in 2003, but none were approved.

The ranch had been zoned for 507 housing units and a 350-room hotel. The previous PUD density was not fitting of Silverthorne's overall structure and layout.

The new PUD allows for 148 multi-family units, 62 single family home sites, 30 cabin-style homes, 92 acres of open space and a public trail-head with 12 parking spaces and a three-quarter acre trail leading hikers up to the Ptarmigan Trail.

A western ranch nestled between the Colorado Rocky Mountains and fronted by a gold medal trout stream. Approximately half of the ranches total property will be designated for cross-country skiing, hiking and snowshoeing. There will also be an addition to the Silverthorne's bike trail system.There will be a 13-acre lake which runs into the Blue River for those who love to fly fish for trophy brown and rainbow trout.

The ranch has been creatively designed to preserve the native wildlife as well as the beauty of the land. The site has been carefully designed to ensure sensitive placement of homes in order to maximize the expansive views while protecting the natural environment.

To start there will be a set of 13 duplex buildings, some of which will be next to pond at the bottom of the development prices will start in the $700s, with three floor plans and upscale finishes, and two-car garages.
Going up the development are 17 lots for sale. This is the first phase of lots. With the design layout of the community properties will offer incredible views, primarily to the south, west, and north, and will display the beauty of the Gore range. Further lot releases will come as the community begins to take shape.

Deanna and I feel Anglers Mountain Ranch could be a great investment and will be one of the last developments in the city of Silverthorne and Summit County Colorado before reaching total build-out.
