Ski Time Square, Thunderhead Lodge, Ski Time Square Steamboat Springs, Steamboat Springs Real estate, Steamboat new developments, steamboat real estate, Steamboat Unbridled, CafritzSki Time Square in Steamboat Springs, CO, will be demolished this spring to make room for a new base village. Here is an artist's rendering from Cafritz, the company who acquired the land from Ski Time Square Enterprises.

Ski Time Square will have hotel, retail and residential space in the form of luxury whole ownership and fractional ownership condos. There will be six major buildings that are 3-9 stories high with a total of 1,035,904 square feet of space. 70% will be residential, 5% will be restaurants and retail, and 25% will be parking and convention space.

The new base village in Steamboat Springs will cover approximately seven acres. They plan to start building in 2009, and hopefully they'll be done in 2-3 years.

There are big changes in the works for Steamboat Springs. Most people agree that it's been a long time coming, and although nobody wants to live in a construction zone for too many years, most people feel it will be worth it in the end.

Last year, Intrawest had just announced they were buying our ski mountain. Real estate was selling so fast that investors would buy property before they saw it just to get something. Financing was as easy, and the economy looked bright.

This February is a bit slower, but prices haven't come down. Steamboat still has a rosy future. Our base village will be demo'ed in the spring and a new one will be built. People want to live here. They want to raise their children in Steamboat where schools are good and streets are safe.

Here's the difference a year makes:

  • Prices for Steamboat Springs real estate are going up.
    • Median Sold prices rose from $351,000 to $413,000
  • Number of properties sold has declined.
    • Total units Sold declined from 58 to 33.
  • Houses, condos, and land are taking longer to sell--almost two months longer.
    • Days on market rose from an average of 142 to 191.
  • Deals are out there--go ahead and make an offer.
    • Median Sold price compared to Median List price declined from 99% to 91%.
