You will never have to pay to be listed as a top neighbor. Period. That important detail clarified, let's discuss how we arrive at two "top neighbors" for a given region:
Localism is a bustling collection of hyper-local communities, and the top neighbors should reflect those members who are most active. When ranking users in a given region, several factors are considered. To get your foot in the proverbial door, you need to have posted at least one "Localism" article or photo for the region.
The very best way to quickly rise to #1 is to post high-quality local content. Keeping a steady strem of incoming posts and photos will massively tilt the scales in your favor.
What doesn't count toward the top neighbor ranking? ActiveRain points and community sponsorships. The top neighbor spots will always go to the most active members in a region. We want to create a level playing field that encourages the growth of communities — talent and dedication are required to win the day.
Windsor Wednesday gave us 13 showings to look at today. But 2 of them did not have inside pictures to offer, so we will take a look at 11 of them. I was surprised to see that many of the homes are affordable with plenty of living space. A few of them are located in the downtown area, which is known for it's charm. But just wait until you see the last house I have to show you today; how's your own private beach sound?
Windsor had 17 new listings this week. There was even some completed new construction. The stats we are going to reveiw are for Greeley/Weld County. That is the closest that my mls breaks down the numbers. The interesting one to review is the number of Lot sales. Residential sales did not down, but not as fast as Fort Collins.
Windsor, Colorado had 16 new listings his week. A great short sale at $750,000. Everything from a townhome at $179,900 up to the short sale. Great places in Highland Meadows and a short sale in Bison Ridge. I want to talk about townhomes vs condo. Unfortunately, condos are currently more difficult to finance. Since you are buying the "air space" a process must be done to look at how many units are owner occupied. With a Town house you actually own the building and the land underneath and there is NO requirement for ownership percentages. If a condo association does not have a certain amount of owner occupants, financing becomes difficult. You can obtain conventional financing, but not FHA, which is what a lot of buyers use!

I am posting this Tuesday night as I would not be able to post this video until Wed afternoon. I have a full morning of golf and it is important that I get this video posted! Wednesday is our day to cover Windsor. We had 17 new listings and I barely am making it through them. After dealing with 40 or 60 new listings, I thought that this would be easy. There is a wide range of prices and some short sales.

Windsor Colorado had 11 new listings this week. There are 2 in one subdision that are both bank owned. However one of them needs to be built. It has some sides and a roof. There are some really large garagaes today!
