I Currently Have This Great Woodstock Condo Under Contract!

I didn't think it was going to happen because the Association is NOT on FHA's List.

Luckily I have a great Loan Officer working on getting a spot approval done so we can move forward.

My Question Is:

In general, who's job is it? Shouldn't Condo Associations be aware of the importance of being on The List?

As Listing Agents is it our job to assist in the process of getting our listings on The List to give us a better chance of a sale?

With whom should this responsibility fall and IF the correct person just doesn't get it what do we do?

I have new construction condos that aren't allowed on The List at this point but feel that if they were eligible and no one was doing anything about it I would want to. would I be over stepping my bounds or offering a service most don't want to be bothered with?

Woodstock, CT or Windham County for that matter doesn't have many on The List!

Would love some feedback!

See full size imageI'm sure as Real Estate Professionals we have all been faced with the same question. How would/did you handle it?

I recently had a client that had an agent in MA but wanted to look in CT also. The agent they were working with only had an MA License so I was contacted and asked to represent them in CT. I knew their first choice was to purchase in MA and that coming over the line was most likely wishful thinking for both my new client and myself; it was a long shot at best. I accommodated their needs and yes they bought a property in MA with their MA agent. Oh well, it was a shot and I'm no worse off for the wear.

THEN!

I received an email from a young lady that wanted assistance in buying her first home. She had worked with 3 agents prior to contacting me and stated that she still felt very lost! She had a lot of very basic questions which lead me to believe whomever she contacted prior didn't give her the time of day.

I thought, this is great, I'll show her what real dedication and service is all about.

I thought, gee she's so lucky to have found me after all her frustration, I will help her.

I thought, she deserves an agent with my kind of concern and desire to make her dream come true.

Did I think Wrong?

After asking all the important questions to get a feel for HER needs and answering all the questions, it seemed, no one else had I began setting up a search tailored to HER! I really took my time to weed out anything I felt wouldn't suit her needs. I wanted to make her life easier and her next experience with an agent a pleasant one!

Oh she was so thankfull, so apprciative! She found a couple of homes she thought might be a great fit. One was in MA and one in CT. I told her that was not a problem; I hold a license in both and will be very happy to show her any she wanted.

Then the email!

I called the Listing Office of the one in MA and am waiting to hear back from the agent to see that one. My last agent made me sign a contract stating that I wouldn't work with anyone else. I don't like that and want to call whomever I wish. Do you have this policy?... My answer was hard for me to put on paper. I didn't want to lose this, I wanted to be the one to save her from another bad experience and show her what a great agent is all about, renew her faith in the industry so to speak!

I thought about how the prior clients bought with someone else and all I got was a thanks but we found a home and please cancel our search. Don't get me wrong, it was nice of them to inform me, they were quite respectful and I knew the risk but I don't think I will ever let it happen again.

SO THIS IS WHAT I SAID

I know you have been through a lot and don't have much faith in Realtors at the moment but I assure you my services are top notch.

I do not ask my clients to sign a contract because I don't have to. I only work with people I know are satisfied with the services I offer. If you're not happy you have the freedom to go to whomever you choose. Just tell me your not happy and I will do everything I can to make you happy even if that means walking away. I'm so confident in my own sincerity to help my clients and I know I relieve a lot of stress and make the process quite enjoyable.

With that said, I do not work with clients that don't give me a chance to show them what real quality service is. If you give me the opportunity to serve your needs I will do everything in my power to bring you to the closing table on a property you can feel proud of. I work very hard and I don't give up. I do a lot of the research and leg work for you not only with your search but all the way to the handing over of the keys. I create relationships with my clients for life not for a sale. I listen to your needs, I work closely with your Attorney, Loan Officer, Home Inspector and anyone else I have to. I am honest, direct and determined to build relationships of trust that my clients can take with them throughout their lives. Knowing they can count on me is something I'm proud to say I offer. This business is all about referrals so if you're not happy I'm not going to be the first Realtor you suggest when a friend or family member need assistance and I need that.

I would love to be your Realtor and show you what true dedication is; a rare find in this world. Give me a shot and you won't regret it.

Here was a buyer that said "Don't put too much effort into me I'm not in a hurry and I'm not sure I will even buy, I'm just looking".

I could have looked for a willing, ready and able buyer but I treat all my contacts the same; I give them my all no matter what!

I hear agents talk all the time about not waisting their time with buyers that aren't ready. I don't believe anyone that contacts me is a waste of time in any way, shape or form and this one is proof!

I aim to deliver what the CLIENT WANTS no matter what that may be!
