In Darien the Broker’s Open House are on Tuesday and Thursdays for real estate agents to preview homes for clients. Today my two favorites are:
~ 18 Tory Hole Road because this home is a new built with all the bells and whistles. The asking price has just been reduced $495,000 from the original price by the builder.
~ 223 Old King’s Highway is waterfront property at the end of a long driveway on 2.09 acres; the house was built in 1961 and has many possibilities.

New Home Listings Darien, Ct. Feb. 10th, 2012.
In the first 10 days of February there has been 16 new single family homes listed on the Darien MLS.
The price ranges of these new homes are from $525,000 up to $4,175,000.
There are currently 145 homes for sale on the Darien MLS between the price ranges of $399,000 up to $11,900,000.
Year to date there has been 9 homes sold in Darien with another 27 under deposit and accepted offers.

Fairfield County, Ct. Re-Useable Bags ~ How’s & Why’s.
Around the world and in Fairfield County, Connecticut there is a push to use re-useable bags. Europeans and many other countries this is standard practice because it saves on resources, reduces litter and saves money.
Many municipalities are adopting ordinances to improve the environment by banning the use of non-biodegradable plastic bags for retail checkout of purchased goods. Here in Fairfield County, Connecticut the town of Westport adopted such an Ordinance and started to enforce it March 19th, 2009. Westport became the first municipality in Connecticut to adopt such an ordinance and has joined other municipalities such as San Francisco, Rye NY and the Northern Territory Australia.
Darien, Connecticut along with many other municipalities has proposed ordinances in the works. Many of these by laws are started off by local grassroots organizations such as the Darien Choose To Reuse group.
Using re-useable bags is habit forming and very easy to do. Keep a stash of re-useable bags in the trunk of your car, hanging on a hook by your mudroom door or in the garage. Many local retailers are giving these bags away for free or for a low price of $1 to $2. They last for a long time, the ones we use are 2 to 3 years old.
Re-useable bags also have many uses, instead of buying expensive $30-$50 canvas bags we use our re-useable bags for boating, going to the pool, road trips and ski trips holding anything from shoes, gloves to beach towels and kid toys.

Real Estate Year End Market Report ~ Darien, Ct. 06820
January 11th, 2012
For the month of December 16 single family homes have sold in Darien, Connecticut compared to 22 homes from December of 2010 with current inventory at 115 homes for sale.
Year end housing data for 2011 shows that 227 single family homes sold compared to 248 last year with the median sale price up 5.7% for the year compared to 2010.
Current price per square foot averages out to around $493 for the year with sales to list price ratio for the year at around 92%.
