A total of 17 single family homes sold in New Fairfield, CT in the month of November. The sale prices ranged from $40,0000 for a distressed property to $1,162,500 for a Candlewood Isle waterfront. The average price during that period was $336,132 and the average discount was about $23,000, or 6.3%, which means that on average for the month of November homes in New Fairfield sold at 93.7% of the asking price.
During the same period last year only 12 homes sold in New Fairfield, but the average price was higher at $419,083 and the discount rate was at a significantly higher 9.8%.
To take a look at the results for the entire year, 117 homes sold so far in 2011 through November 30th, at an average price of $396,831 and an average markdown of 7%.
In 2010 from January to November a similar number 118 homes sold, but again the average price was higher at $439,926 and the discount rate was a whopping 10.5%. The aggressive markdowns no doubt contributed to the lower (or more realistic) listing prices in 2011 and a narrowing of the difference between the asking price and the sold price.
In New Fairfield, as in most areas, home prices were depressed by short sales and foreclosures, but boosted by our vibrant Candlewood Lake waterfront market, luxury new construction and sales of higher end homes in newer subdivisions.

THINGS TO DO AROUND CANDLEWOOD LAKE IN FAIRFIELD COUNTY, CONNECTICUT
It’s not too late to come out to enjoy the foliage! The weather man is promising nice, sunny fall days for this week-end, take advantage of it. The unexpected October snow storm did leave us some color on the trees, although the lengthy power outage sort of robbed us of Halloween.
Take a hike in the woods or visit some of the apple-picking places that are still open for business, although probably no longer for apples. Their country shops are full of delicious local apple varieties, cider, doughnuts, fun holiday items and more. There are even wine trails and wine-tastings! Some farms have petting zoos for children and corn mazes. See the list below for most convenient locations. Be sure to call first to see if they’re definitely open or check the websites!
