Located 12 miles east of Danbury, the Sandy Hook region of Newtown offers residents the rustic charm of small town New England with access to amenities to nearby larger communities of Danbury,Stamford, Norwalk & White Plains. Sandy Hook is home to about 10,000 residents. It offers a small town feel to own real estate in a quiet residential area with industry,businesses & commerce only a few minutes away.
Sandy Hook was originally one of the outposts away from the borough of Newtown. They found the Pootatuck River as ideal for the construction of saw & grist mill. For many years, Sandy Hook remained stagnant with large dairy & horse farms. In the early 1900s through 1940s, many cabins were constructed near Lake Zoar & the Housatonic River.
From the late 1980s on, many of the large tracts of farms & woodlands were bought up by developers. They have created many cul de sac streets and well as a few large tract style communities with 50-150homes on a 1+ acre lots, which is very uncommon in the Danbury area. These subdivisions created include Tilson Woods, Bresson Farm, Mountain Manor and Black Bridge Farms . In addition to these new homes, many of the antique colonials have been updated and several of the old barns turned into guest houses.
These newer homes present great opportunities for buyers looking to upgrade from their existing home . These homes in Sandy Hook typically run from 2700-6000 square feet, with most new homes averaging 3600 square feet according to records at town hall. At a minimum, these homes offer 4 bedrooms, 2.5 baths,2 car garages and sit on an acre of land. In addition to the grand homes, many of the cottages tucked away up near the lake have been added on & updated over the years.
The Sandy Hook area has the most convenient commuting location in Newtown. Set just off of exit 10 & 11 on I-84, it takes about 20 minutes to get to the corporate offices west side of Danbury and 60 minutes into White Plains,NY.

Home Prices: Homes prices in the Sandy Hook area range for about $150,000 for a modest fixer upper near the lake to $3,500,000 for a large equestrian estate. The average price for the area is $464,000 (per CMLS 10/12/10).Most of the homes near the lake tend to typically considerably more affordable than homes closer to the center of town, due to their nature of typically smaller sizes & small lots.
