Happy New Year....the real estate market in Norwalk is starting off with a bang! In the month of January, ther were 24 single family homes sold. The least expensive home sold was $180,000 and the most expensive was $4,600,000! Market's average sales price of $645,496.

There are currently 345 single family homes available for sale. Ranging from $139,900 through $4,500,000 with an average list price of $703,381. The largest group of active homes is in the $399,999 and below price range. There are 139 homes in this price range.

Soon to close with contracts, are the pending sales. In this pool of properties there are currently 48 homes, with the largest group of homes priced at $399,999 and below. In this group there are 32 properties.

I do find it interesting that Norwalk's sales were lagging after the vicious fall weather we had this year. The power outages and huge snow damage in the end of October into the beginning of November caused buyers to stay away, and sellers to pull their homes off the market in all of the surrounding towns. This should hopefully be a huge spring market for Norwalk!

Norwalk CT View of the City - I just had to take this photo the other day while showing homes in Norwalk.
This view was fabulous ... the view of the harbor, the sound waayy off in the distance, and all of the city landmarks. You can see the Norwalk Maritime Center, the train station, Sono, the Norwalk Harbor, and across the harbor is East Norwalk's Cove Street.

Painting away the winter blues in Norwalk CT 06854
Have the winter blues set in yet? I know for me, as soon as the temperature drops below about 75 degrees, I’m ready for hibernation. This year, in particular, I seem to be suffering from an early case of winter doldrums and it hasn’t even snowed yet!
Having just come back from spending 10 days in beautiful Southern California doesn’t help this Northeasterner adapt well to the gray, wet, gloomy surroundings here in Norwalk CT. And with the days so short, my house feels so dark!

A major house renovation isn’t going to happen in my house anytime soon. The best I can hope for is replacing my laundry room walls that had to come down when we flooded during Hurricane Irene! (and will need painting!)
