Plainville, CT

Short sale approved and closed with Chase and Flagstar Bank in Plainville, CT.

Patrick James: Real Estate Agent in Middletown, CT

This one posed some huge challenges, but in the end we all were able to walk away happy.

3 lien FHA short sale. Yup you heard me right. I knew this was going to pose some challenges, but was confident in my ability to get the job done.

1st lien - Chase FHA. Fairly straightforward here, Chase has been greatly improving their responsiveness to complete short sales. We had the client into the HUD Pre foreclosure sale program 27 days from the day I faxed a full package. The negotiator at Chase was a dream to work with.

2nd lien - Flagstar Bank - Here is where things got a little hairy. Flagstar was very slow and unresponsive to phone call after phone call. They had a huge 2nd mortgage on this (65k), and the max allowed to Jr. lienholders is $2500. Finally after 3 solid months of weekly phone calls, I got a rep that actually knew what they were doing. He stated at the time, I don't know why this letter has not gone out to the homeowner yet, I'll drop it in the mail today. This "letter" ended up being a borrower HAMP/HAFA rejection and request for non HAFA short sale form. My client filled it out, I faxed it in, and the NEXT MORNING, I had an email from a negotiator.

Flagstar negotiator- "I have ordered appraisal and title work"

.....this set off an alarm in my head.

Patrick- "You need appraisal and title? You guys are in 2nd position on an FHA 1st. I can get you $2500 if we close by this 2/12, and $2250 after 2/12."

Flagstar negotiator - " I just realized this is a 2nd mortgage. ( Really guys? Come on!) Do you think the buyer can close by 2/12?"

Patrick- " If you get me an approval letter by tomorrow, yes".

Next morning, what should arrive in my email, but an approval letter from Flagstar bank!!! Woot! Woot!

3rd lien - Judgement lien - My clients attorney, Timothy G. Kearney was able to secure a release and clear this way in advance of our closing and it cost our mutual client less that 10 cents on the dollar! Way to go Attorney Kearney!

The details-

Sale price - $123,000

Allowed closing costs - $12,000

Net to Chase FHA 1st - $111,000

Owed on 1st mortgage - $200,000

1st mortgage debt forgiven - $89,000

Flagstar bank 2nd mortgage-

Net to Flagstar 2nd mortgage - $2,500

Owed on 2nd mortgage - $65,000

2nd mortgage debt forgiven - $62,500

Judgement lien-

Owed - $14,000

Settled - $1,250

Judgement lien debt forgiven - $12,750

Total debt forgiven - $164,250

All in all, not a bad 4 months at the office! :-)

Avoid These Kitchen Contractors in Plainville, CT – Connecticut

Your kitchen may be outdated, or you may feel as though you need something new and exciting in your Kitchen Remodelhome; either way, it is time to search for kitchen contractors in Plainville. Finding kitchen contractors won’t be difficult, but determining which contractor you will hire for the kitchen remodel can sometimes be challenging. You want quality and craftsmanship in your kitchen, not a mess of mistakes attempted to be hidden. Unfortunately, there are many kitchen contractors that aren’t professional and can put you and your home’s value at risk. To avoid working with an unsafe kitchen contractor, follow these four steps, and feel confident that you will be working with a professional kitchen contractor.

1. Avoid kitchen Contractors who “can do it all”: Kitchen contractors shouldn’t claim to have the skills for any type of project in Plainville. When they say, “I’ve done it all”, or, “I can do anything to a home”, red flags should start waiving. Contractors that make these statements often times finish kitchen remodeling projects with poor quality. Companies that focus specifically on kitchen remodeling will have the knowledge and quality craftsmanship to remodel your kitchen to your satisfaction.

2. Ask for Copies of Licensing and Insurance: Quality kitchen contractors will have copies of their licenses and insurance to show their clients in Plainville. Asking a contractor if he or she is properly licensed and insured before remodeling your kitchen isn’t enough; you should have a copy of these files for your records. If the kitchen contractor is unwilling to provide this documentation, contact a different company in Plainville to bid on your kitchen remodel.

3. Require Contracts When Remodeling Your Kitchen in Plainville: There are many contractors in Plainville that have good intentions when performing a kitchen remodel, but good intentions won’t save you from your kitchen contractor’s mistakes. You should have details about what your kitchen should look like when finished, the products to be used, the cost, and the timeframe for when the kitchen contractor will perform the remodeling service. If the contractor makes mistakes inside your new kitchen, you will want to have written proof to protect you. A handshake won’t always hold up in the court systems, so having a clearly defined and detailed contract that is signed by you and your kitchen contractor will be best. If a contractor offers to remodel your kitchen solely on trust and a handshake, you should consider finding a new kitchen contractor in Plainville.

Kitchen Remodel4. Avoid Kitchen Contractors That Have the Lowest Price: Remodeling your kitchen will often times be a large investment, and it is well worth it. Understandably, the country is experiencing hard times and struggling so many people are looking for the best deals. But you shouldn’t base your decision solely on the cost of the kitchen contractors’ quotes. You are paying for quality materials, quality craftsmanship, and a qualified contractor to manage your kitchen construction project; all of them are well worth the money if done correctly. Kitchen contractors that are underpriced will not increase the value of your home. In fact, a contractor that underbids the kitchen remodel can leave you with a terrible remodel that lowers the value of your home, or putting you in a position to spend more money on having the project done correctly (most times by a different kitchen contractor). There are times when the lowest bidding kitchen contractor in Plainville is qualified for the job, but usually not when they are significantly underpriced.
