February too has come and gone and even thugh Valentine's has past the Real Estate market in Prospect, Ct still hasn't been very "Loving". We had just One CLosing in Prospect this month. It was 91 Coachlight Circle.

It Originally listed 6/18/07 at $384,900. It sold 2/7/08 at $360,000. It was a 3 Bedroom, 2.5 Bath Colonial built in 99'. A nice house, and seemed like it sold at a great price. It was on the market for a long time however.

We are now 1/6 of the way through the year and I am seeing some signs of life for the Spring Market.

Well January has come and gone already and there were a total of Two (2) closed homes this month in Prospect Connecticut.

They were located at 4 Overlook Court and 54 Plank Road.

4 Overlook Court originally listed 10/31/07 at $434,900 and closed 01/15/08 at just $377,000.

It was a 4 Bedroom, 2.5 bath Colonial.

54 Plank Road originally listed 11/12/07 at $449,900 and closed 01/15/08 at $415,000.

It is a 4 bedroom 3 bath Colonial.

That was it for January, both sold signifigantly below the origianl list but were not on the market very long.

Region 16 Preschool Lottery

A lot of my clients with younger children have asked about this program. here is the info. It is a GREAT program! Good luck.

Regional School District No. 16 is holding a Preschool Screening/Lottery for the '08-'09 school year, for Prospect/Beacon Falls children who will be turning four years of age by December 31, 2008. Screening is required to be eligible for the lottery and will take place on February 29 (snow date March 7). No make-up dates are available. For an appointment, call 758-6671 between 8:30 a.m. and 3:30 p.m. no later than February 15 and ask for Susan or Gina.

Prospect Ct Year End 2007 Closed Property Wrap Up.

Well 2007 was a pretty busy year for property in Prospect.

There was a total of 80 closed 1 family homes from Jan 1st 2007 - Jan 1st 2008.

The average sale price was $324,599. This was still a slight decrease from 2006.

In 2006 there was a total of 91 closed 1 family homes. The average sale price was $337,714.

Properties currently on the market seem to be lingering a little bit but tis' the season. We have to wait and see what the Spring market brings.
