So....What's UP with the Shelton CT single family market for January 2012 which includes Huntington and White Hills? Sales were UP from the same period last year with significant increases in list and selling averages.
Sales were UP 27%.
Average list price was UP 34%.
Average selling price was UP 30%
The median home price was UP 47%.
Days on the market went up 64%. Well, that's not a good increase.
The month's market absorption came in at 11.57 months, not what we want to see. However, see below for a more accurate trend.

As is practice with my market reports, let's take a closer look at the numbers because the increase in averages were outstanding.
73% of January 2011 sales were below $300K. This brought the averages down significantly. 2011's highest sale was $470K.
The typical median range for Shelton is $250-350K. January 2011 was on the lowest part of that range with a $265K median.

While the January 2012 numbers were still good, sales were down from the previous month. However, January is historically a slow sales month.
Moving forward, there are 13 homes under deposit and 24 sales pending.

Shelton CT Single Family Market Report - December 2011 - Shelton CT Real Estate
GREAT news! The Shelton CT single family market report for December 2011, which includes Huntington and White Hills, ended UP the year with significant increases as compared to the same period last year.
Sales were UP 17%.
Average list and selling prices were both UP 19%
The median home price was UP 32%
Days on the market stayed flat at a 1% decrease.
The market absorption also took a healthy decline.

In keeping with all my market reports, let's analyze a bit because these averages are phenomenal and we must take a deeper look and put it all into perspective.
December 2010 sales averages were low due to four sales below $100K with 65% of sales below $300K. This brought the averages down significantly. 2011 had NO sales under $100K with balanced sales up to $609K.
The typical median range for Shelton is $250-350K. December 2010 was solidly in the $150-300K range.

While it's nice to know that December 2011 blew away December 2010, like anything else, you have to take a closer look. Even with getting behind the scenes and understanding why the numbers are what they are, December 2011 Shelton CT market report clearly showed a great finish to 2011.

Shelton CT Single Family Market Report - November 2011 - Shelton CT Real Estate
The roller coaster is chugging UP the hill. The Shelton CT single family market report for November 2011, which includes Huntington and White Hills, shows a 17% increase in sales over October 2011.

Additionally, a comparison to the same period last year shows a 17% INCREASE in sales. List and selling averages decreased 20% and 21% respectively. The median also fell down at 7% lower.

71% of sales were concentrated in the $0-300K range with the highest concentration in the popular $200-$300K range keeping averages on the low side.

Moving forward, there are 18 homes under deposit and 27 sales pending.

“It’s a Wonderful Life” at Center Stage Theater Shelton CT
It’s a Wonderful Life, the 1946 holiday classic film starring Jimmy Stewart and Donna Reed, is coming to life on stage at the Center Stage Theater in Shelton, CT weekends through December 17.
Center Stage recently relocated to the old Lafayette School at 54 Grove Street, Shelton.
This production, with a cast of 40, and ages ranging from 8 to 70, is the biggest production yet. The play will be featuring all actors and actresses in the greater Shelton area.
Times for the play are as follows:
Fridays and Saturdays through December 17 beginning at 8 p.m.
Sunday matinees, December 4, 11, and 18 beginning at 2 p.m.

It’s a Wonderful Life features character George Bailey who has always put others before himself. After he misplaces an $8,000 loan, he becomes depressed and suicidal on Christmas Eve. George’s guardian angel, Clarence, appears to him showing how many lives he has affected.
After George sees what life would have been like in Bedford Falls had he never been born, George realizes he has truly lived a wonderful life. The saying, ‘Every time a bell rings, an angel gets its wings’ originated in this movie.
