Welcome to South Windsor, Connecticut!! Having a better understanding of the current South Windsor Realty market conditions is critical in order to help you make a more informed decision when buying or selling a home in South Windsor. To keep you up to date, I have included December 2009's market profile and trends for your consideration.

Property Sales
December Property sales were 21, equal to 21 in December of 2008 and -52.3% lower than the 44 sales last month. December 2009 sales were at their highest level compared to December of 2008 and 2007. December YTD sales of 319 are running 8.1% ahead of last year's year-to-date sales of 295.

Inventory & MSI
The Total Inventory of Properties available for sale as of December was 129, down -10.4% from 144 last month and down -10.4% from 144 in December of last year. December 2009 Inventory was at its lowest level compared with December of 2008 and 2007.
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The December 2009 MSI of 6.1 months was at its lowest level compared with December of 2008 and 2007.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for December was 104, up 52.9% from 68 days last month and up 70.5% from 61 days in December of last year. The December 2009 DOM was at a mid level compared with December of 2008 and 2007.

Selling Price vs Original Listing Price
The Selling Price vs Original Listing Price reveals the average amount that Sellers are agreeing to come down from their original list price. The lower the ratio is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The December 2009 Selling Price vs Original List Price of 92.7% was down from 93.8% last month and down from 93.1% in December of last year.

HOW'S THE REAL ESTATE MARKET IN SOUTH WINDSOR, CT?
South Windsor, a town of about 26,000, is an active real estate market, with houses moving fairly quickly, especially in the lower prices. There is a broad range of housing options, from starter homes to condos to upscale housing.
We have seen, in prior market reports, that 2009 statistics outpaced the same periods of 2008, and this December was no different.
In December 2009, there were 14 closed sales, with a median price of $222,500. In December 2008, there were 11 closed sales, with a median price of $255,000. The decrease in median price for this year seems to be a reflection of the first time homebuyers' tax credit that encouraged brisk sales at the lower prices.

The market report for South Windsor for October and November, 2009 was mixed. Usually a very active market, October 2009 sales lagged far behind October 2008 sales, but November more than made up for it.
The median price in October 2009 remained unchanged from October 2008 at $290,000. The median price in November 2009 was $306,200 compared to $258,500 in November 2008. So all in all, a bright spot in a rather drab economic environment.
