Another Waterbury CT Short Sale Home Taken to Closing and Avoiding Foreclosure
Just closed, a distressed home owner was trying to avoid foreclosure and responded when the bank finally paid attention and cooperated.
After being told by their bank, JP Morgan Chase that they did not qualify for a loan modification as their home was too far underwater, they accepted the suggestion that they contact a local short sale specialist real estate agent and try to get the house sold.
The steps were simple as the owners were very willing and cooperative. Documents were submitted to the back shortly after our first meeting. The house was placed on the market shortly after that. After 60 days on the market and some price reductions, a buyer presented an offer we felt would be accepted by the bank.
From the time the offer was submitted to the bank to closing, 90 days elapsed. A portion of this was lost because of the end of year holidays and waiting for the appraisal order by the bank to be received. Within 2 weeks of the appraisal, being received, the bank accepted the contract and issued their letter of acceptance.

These sellers did avoid on their Waterbury CT home. In addition, as they had failed to qualify for a loan modification they were entitled to a $3,000 relocation assistance gift. Their bank also gave them a short sale incentive to get their home sold which gave them another large gift check at closing and a notice of a waiver of deficiency so they would be free of the mortgage differential and tax consequences.
Short sales are an excellent alternative to avoid foreclosure and if the process is approached properly there is a check to the sellers at closing to assistance them with their move.

Being more efficient and productive is something I have always tried to do to make my job easier. It has served me well for years but every now and then no matter how efficient we believe we might be changes need to be made.
I recently met with my web adviser to discuss ways to make my Internet presence more effective. I get a lot of traffic to my web site, which I can see from my back office, but it’s not effective in getting me more activity from potential clients.

One of the suggestions was to change my IDX set-up to one that will allow users more freedom to search for properties yet be able to capture their information.
To this end, we are trying to satisfy the IDX and make it more user friendly. We have a couple of sources in mind and hope to get that resolved quickly, then comes the matter of getting the users of the current system to switch over to the new format. Not all change is always welcomed.
