Washington DC Renter and DC Landlord Facing Foreclosure questions-What about my rent payments?

In continuing my new blog series"Washington DC Renter and DC Landlord Facing Foreclosure" here is a another question I am sure some Washington DC Renters would want to know about if they found out that there DC Landlord is facing Foreclosures.

Q. What about my rent payments?

A. You must pay your old landlord until the new owner takes title to the property. Once there is a new owner (usually a bank), the new owner has the right to receive your rent payments. If you find out that your property has been foreclosed,you should ask the new owner where you can send your rent payments.

Day 2 of the 31 Days of December Challenge-The Real Estate Farmer wants you to buy a home in Washington DC. Hello everyone. How are you doing? Happy Friday to you all. Today is going to be a great day I can feel it. Inspite of all the trials and tribulations going on in your life,Thank God that you woke up to see another day.

I wrote a blog last night December days of challenge some of things that  I plan on doing. First thing on my list was Video Prospecting. This video is not your normal Video Prospecting. But the more I do them,the more I am going to get better at it. I actually did this with my phone. I'm practicing this way. So when I do get a another good camera again (Had the Flip camera once) or maybe even hire a video crew,I will be more prepared.

So here is my Video people. This video didn't come out the way that I expected. But its a start-AGAIN. I say that because I have done some videos before last year but I stopped. This time I hope to produce better videos and to also be more consistent. But you know what they say-Practice makes perfect. Got to do more videos I guess. So please don't be too hard on me about my video. The Real Estate Farmer not only wants you to buy a home in Washington DC. But he wants you to go after your goals,dreams and have a great day today.  Hope you all have a great Weekend.

Do you use Video to market your listings? If you don't maybe you should read Active Rain's Ellie Shorb of Coldwell Banker "Cinematic Selling Points" article in the Washington Express Newspaper.

Some of us have started working on our Real Estate Business Plan for 2012. And I am sure many of you all have read the featured blog Rich Real Estate Agents, Poor Real Estate Agents. Every single Real Estate Professional here should read that report before they start working on their Real Estate Business Plan for 2012. Here are some information that was shared in the Washington Express article that might get you to start using videos to market your listings if you are not using videos already.

  • An April study by Postling which helps small businesses manage social media,found that 73 percent of the nation's homeowners are more likely to list with a Realtor willing to use video.
  • More than 3 million people have visited Coldwell Banker's "On Location" YouTube channel (Youtube.com/coldwellbanker) since it launched in 2009. Its 30,000 listings with videos generate 20% MORE LEADS than those without videos.

Need some approaches to making videos for your listings? You might want to try these.

  • Scene-setting. Ellie Shorb's Gibson Md listing was near the waterfront. So she incorporated bucolic shots of the nearby waterfront along with footage of the home.
  • Green Screen Seller. Coldwell Banker Wade Franklin films himself in rooms to show off renovated features such as new carpeting and granite kitchen counter tops in front of a green screen.
  • Homes in Action. Sotheby's International Realty's short videos give voyeuristic viewers a taste of a property's amenities; one includes footage of a dinner party with a well-known local chef in a New York City penthouse apartment.

In a Real Estate Market where the competition is fierce,you need all the necessary tools at your arsenal to help you stand out from the pack and win the listing. So if you don't have Real Estate Video Marketing in your Real Estate Business Plan I really think that it is something you should consider especially if you are targeting listings $400,000+. And if you don't know how to make videos for your listings then try those approaches that I mentioned earlier.

Also just don't do videos for your listings. How about a Video spotlighting either your favorite coffee shop,grocery store,neighborhood,subdivision or whole city and state. While searching on Twitter,I came across an article that I found pretty interesting and hopefully helpful for young first time homebuyers in Washington DC. Washington DC PictureWashington DC made the list of one of the top ten cities for young people. Young adults have two things when your working for Uncle Sam. And that is a big paycheck and job security.

Many up and coming neighborhoods in the District of Columbia such as Columbia Heights,Shaw-Howard,H Street Corridor and NoMa which all have bars,restaurants and music venues. And of course Washington, D.C has long been one of the nation's strongest housing markets, buoyed by stable employment. The Federal Government has about 300,000 people employed in the District of Columbia. It provides steady work for big-name contractors,trade associations and lobbying groups.
