What is Frostbite and important tips for Delaware

Snow, Snow, Snow is coming on down and with that means kids that are excited to play in all that snow! Let me remind you of Frostbite!

What is Frostbite? It is a medical condition where damage is caused to the skin and other tissues in the body due to extreme cold. The initial stages of frostbite are often called "Frostnip".

Hands, Feet, Nose, Leg, and Ears are the most likely parts of your body to be affected by frostbite.

Other Factors that will contribute to frostbite will be the extreme coldness outside like it is today, any inadequate clothing, wet clothing will be a biggie, wind chills, and if you are known to have poor circulation or if your circulation becomes poor after prolonged exposure.

First degree frostbite causes skin to appear yellow or white. There may also be slight burning sensations. This stage of frostbite is relatively mild and can be reversed by the gradual warming of the affected area.

Second degree frostbite develops after continued exposure. This stage is characterized by the disappearance of pain and the reddening and swelling of the skin. Treatment in this stage may result in blisters and it may also peel the skin.

Third degree frostbite results in waxy and hard skin. It is at this stage that the skin dies. Edema may also occur at this stage as a result of the lack of blood. What is edema? It is an abnormal accumulation of fluid beneath the skin or in one or more cavities of the body. This process may occur as a result of the lack of blood.

I certainly don't want you or anyone you know to get frostbite this weekend! It is a ton of snow and we have not had this much since 2004!

Remember these tips and Stay warm! Stay bundled up!

Thanks for listening!

Delaware Buyer's Agent vs. Delaware Seller's Agent

FREE Delaware Homes Search!, $$ Save $$ Find Homes! Delaware Realtor Tom Davis: Real Estate Agent in Dover, DE

The process of buying or selling a home is often one of the most important and often stressful events in life. That is why it is critical that buyers and sellers understand the specific roles of the sales associates that represent them in the real estate process.

Many buyers choose to be represented by a buyer's agent - that is a sales associate that exclusively represents the buyer and their interests in the real estate transaction. Agency laws vary from state to state, but typically before you begin working with a real estate professional, they should present you with a disclosure statement that explains the difference between buyer's agent and seller's agent, and what dual agency means.

If you are interested, I would be happy to provide you with additional information on this topic.

PLEASE BE SAFE IN DELAWARE THIS HALLOWEEN - HAPPY HALLOWEEN & SAFETY IN DELAWARE !

Dover DE Homes

Organizations concerned with swine flu H1N1 safety this Halloween have some tips to pass along.  The Red Cross says be careful in handling any halloween treats. Watch out for loose candy, don't allow children to reach into bowls of candy, and keep hands away from eyes, nose and mouth. If trick-or-treaters must use your doorbell or a door handle, wipe off the surfaces  often with a disinfectant.

As for general safety, PLEASE use costumes that are light colored and ensure that they are short enough to avoid tripping. Children should carry flashlights and be accompanied by an adult. Wait until treats are examined by an adult before opening or consuming them.

8 Tips to Guide for Your DE Homes For Sale Home Search

1. Research DE Homes For Sale before you look. Decide what features you most want to have in DE homes, what neighborhoods you prefer, and how much you'd be willing to spend each month for housing. Reasearch all DE Homes For Sale and investigate your options.

 2. Be realistic with the DE Homes For Sale . It's OK to be picky, but don't be unrealistic with your expectations. There's no such thing as a perfect home. Use your list of priorities as a guide to evaluate each of the DE Homes For Sale .

3. Get your finances in order. Review your credit report and be sure you have enough money to cover your down payment and closing costs. Then, talk to a Dover lender and get a pre-approval letter  for a mortgage. This will save you the heartache later of falling in love with a house you can't afford and it shows Dover Delaware REALTOR ® Tom Davis that you are serious about buying.

4. Don't ask too many people for opinions. It will drive you crazy. Select one or two people to turn to if you feel you need a second opinion, but be ready to make the final decision on your own.

5. Decide your moving timeline. When is your lease up? Are you allowed to sublet which is a lease or rent all or part (of a leased or rented property) to another person.  How tight is the rental market in your area? All of these factors will help you determine when you should move. When your ready to move just remember me for all the DE Homes For Sale .

6. Think long term. Are you looking for a starter house with plans to move up in a few years, or do you hope to stay in this home for a longer period? This decision may dictate what type of home you'll buy as well as the type of mortgage terms that will best suit you.

7. Insist on a home inspection. If possible, get a warranty from the seller to cover defects for one year.

8. Get help from a Buyers Agent REALTOR ® like Delaware REALTOR ® Tom Davis.  Hiring  a real estate professional who specializes in DE Homes For Sale and buyer representation. Unlike a listing agent, whose first duty is to the seller, a buyer's representative is working only for you. Buyer's reps are usually paid out of the seller's commission payment.
