SeaGrove is a wonderful Town Center style community in St. Augustine Beach, Fl. Originally known as a Cooksey’s Camp Ground for decades, SeaGrove is located on Anastasia Island and was platted in 2003 as a Planned Unit Development (PUD) that allowed for a mixture of single family homes, condominiums and businesses. SeaGrove occupies approximately 115 acres with 250 homes sites and 40 condominium units.
Today, the SeaGrove Town Center has a wine shop, a salon, a full service restaurant, a new cupcake shop, a smoothie shop, a branch of St. Johns County Library, a branch of the US Post Office, several professional office buildings, a bank as well an educational training facility for medical professionals. The idea of the master developer was to have local business needs met within the neighborhood rather than traveling to seek out shops and services. The SeaGrove community is connected with a maze of sidewalks & a lake walkover bridges.
The main architectural style of SeaGrove is Florida Vernacular or a Key West style of home with front porches, metal roofs, window shutters and pastel colors. There are homes circling small lakes, some with a tidal marsh view and the condominiums offer both lake front settings as well as a town center clusters.
There are currently 10 homes on the market for sale with pricing from $250,000 to $400,000. There is only one condominium on the market currently, priced at $235,000. Since January of 2011 there have been 22 homes sold from priced from $175,000 to $ 330,000 and 4 condominiums sold from $190,000 to $235,000.
SeaGrove is located within one mile to the Atlantic Ocean & beaches of St. Augustine Beach. St Augustine Amphitheatre on Anastasia Island
For those of you who are familiar with Anastasia Island you have probably attended many events at the St Augustine Amphitheatre. It hosts an assortment of events including concerts, free movie nights, festivals, plays, and of course the ever popular Saturday Morning Farmers Market. (Can't miss "Maria's Bakery!")
The St. Augustine Amphitheatre was built in 1965 in honor of St. Augustine’s 400th Anniversary as the Nation’s Oldest City.
In 2007, the Amphitheatre re-opened after a 5-year reconstruction and refurbishment. The Amphitheatre is a state-of-the-art performing arts venue with a seating capacity of over 4000 concert goers. A brand new conference room, 4 concession stands, a merchandise area, a large plaza, and an elaborate arboretum of walking trails make up the renovated facility.
Be sure to check out the events schedule and attend some of the many exciting concerts and events coming up here on Anastasia Island at the Amphitheatre. And don't miss that Saturday Morning Farmers Market! (you gotta try some of "Maria's Bakery" wares... the apple strudel is to die for!)
I am lucky enough to live within biking distance of the St Augustine Amphitheatre so I usually attend many of these events (and eat lots of Farmer's Market fresh fruits and vegetables, bakery items, fresh cheeses and local seafood). I am presenting an offer on a vacant lot in St. Augustine Beach on Anastasia Island today. So to provide information to the seller, I did some statistical analysis. Anastasia Island is a sought-after area in St. Augustine, Florida known for its miles and miles of pristine beaches. There are 3 bridges to the Island from the mainland. The Island has many desireable neighborhoods such as Davis Shores, Marsh Creek, Sea Colony, Sea Grove and many others.
With only a limited amount of space to build, there is only so much room. In keeping the information current, I only looked at the last six months. I compared two different areas: (1) Anastasia Island and (2) off-Island mainland St. Augustine, not including World Golf Village. On Anastasia Island there are currently 199 lots listed on the MLS system. Within greater St. Augustine, but not including World Golf Village, there are 418 lots listed on the MLS.
In the last six months 17 lots have sold on Anastasia Island with 12 of them being south of SR312 where the beaches are directly located as well as subject propeorty. Over the last 6 months, the Island averages 3 lots sold per month. This equates to .02% of the inventory. What I make of this is that any offer may be the ONLY one a seller will get. The average days on the market for those sold are 269.
In the bigger St. Augustine picture (mainland) , there have been 18 pieces of closed lots in the last 6 months. This is an average of 1.57 lots closed/month, only .003% of the inventory that is sold.
Out of all this, listing vacant lots is not a pretty picture. The chances for selling are slim. Part of the reason for this is the lack of financing available for vacant land.
The buyer bringing the offer is a cash buyer and will close in 30 days. Although the average list to sales ratio for this part of Anastasia Island is 82%, this offer at 75% is better than nothing. We’ll see what the seller thinks….. stay tuned.
