The following are the market sales statistics for Apopka, Seminole and Orange Counties, Florida for July 2009. Apopka is made up of the zip codes of 32703 & 32712. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.
A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time - in other words, it's the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it's specifically indicating which price range is more active.
The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.
The sales to list price ratio is just that, you're dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.
There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood may not be realized in the neighborhood next door.
Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.
Single-Family Homes
87 homes sold during the month of July.
The average sales price is $139,697 with 97 days on the market.
The median sales price is $139,900.
The sales to list price ratio is 99%.
The most expensive home sold for $350,000 in Near Camp Wewa and was on the market 81 days
The least expensive home sold for $11,000 in Oak Lawn after 196 days on the market.
The average sales price for the same period a year earlier was $228,079 with 238 days on the market with a sales to list price ratio of 94% on 58 sales, an increase of 50%.
The month to month changes show a decrease in the average sales price of 12% and a decrease in the median sales price of 11%. Yet, there was an increase in sales volume of 19% with a 5% increase in the sales to list price ratio.
Condos, Townhomes & Villas

The average sales price is $105,000 with 152 days on the market.
The median sales price is $105,000.
The sales to list price ratio is 83%.
The more expensive sold for $130,000 in Wekiva Park Townhomes and was on the market 125 days
The less expensive townhome sold for $80,000 in Wekiva Reserve after 236 days on the market.
The average sales price for the same period a year earlier was $129,900 with 179 days on the market on 1 sale, a 100% increase.
The month to month changes show an increase in the average sales price of 14% and an increase in the median sales price of 14%. Yet, there was no change in sales volume with a 6% decrease in the sales to list price ratio.

When I go out of town I bring my dog, Cooper, to Bow Wow Resort. If Cooper could talk he would tell you how much fun he has when he gets to stay at Bow Wow Resort! As I pull up the driveway to drop Cooper off, he gets super excited because he knows exactly where we are. Bow Wow Resort offers day care and over night boarding as well as a variety of grooming related services. During the day the dogs have free roam of the fenced-in play area. Many times when I have a long day ahead of me I take advantage of the day care service. Its great when you pick up a tired and happy dog at the end of the day!

I personnally eat lunch here about two to three times a month and my favorite dish is the white enchiladas served with rice, lettuce, and sour cream. You can get regular cheese, pork, chicken, or beef and I often mix and match to change things up! Habaneros' has a full liquor bar and offers a number of Mexican beers. I also recommend their Margaritas!
Make a trip to Habaneros, I promise you won't regret it!
