Reported today is a new deal for the members of Shadow Wood to purchase the Shadow Wood Club and the Commons Club. On again, off again agreement appeared to be back on at this time.
The agreement calls for the members to purchase the assets of the two clubs at a reduced price from the original agreement. Combining the purchase of the two clubs helped get the deal back on track.
In addition to the purchase price, a big sticking point in the deal is the liabilities for the members' deposits. The new deal calls for Bonita Bay to keep the liabilities but to also collect new member joining fees to help offset the liability.
As of now, the new deal must be approved by a majority of the members.
Needless to say, this upheaval has put a damper on real estate sale in Shadow Wood and Tbe Brooks. I always maintained that it was the best time negotiate a deal because of the uncertainty that will be worked out. Any costs associated with the club could be covered in whole or in part in what you negotiate.

Antoinette & her partner opened their shop only a few months ago with outstanding results. Their shop is located in a new strip center named "The Shoppes at Hawthorne" which sits on the east side of Old 41 between the US Post Office and Buffalo Chips restaurant. Easy to find and more importantly, easy to access off of Old 41.
Antoinette has been cutting my hair for the past 5 years and has always done an outstand job. Very personable, enjoyable to talk to and does a fabulous job making sure you walk out of the shop looking like a ‘GQ". Their hours are very convenient ..... Mon - Fri from 8am to 5pm and Saturdays from 8am to 2pm.
Over the years, before finding Antoinette, I have had difficulty finding a quality barber. The old adage about haircuts has been ..."The difference between a bad haircut and a good haircut is two weeks", well, I've never had that problem in the past 5 years and I'm sure her partner is equally as qualified.
If you are in the Bonita Springs area and in need of a quality barber, then please stop by and ask for Antoinette. I guarantee you that she will do an excellent job cutting your hair.

Hello folks,
Thought I would share some pics of the backyard wildlife I just had the pleasure of experiencing. Was sitting on my back lania which doubles as my office when I heard an odd noise. Looked up and it was the momma wildcat and right behind her was a baby. The wildcat was roughly 8 feet away from me and when the baby saw me she ran off into the brush.
Went and got my camera and followed them into the brush (barefooted by the way) and got a couple nice pictures. There were actually 2 babies with the momma.
Here is a pic of the momma. She is a bit bigger than the normal house cat.
Here is one of the babies. he decided to plop down in the shade and take it easy. I was about 12 feet away when taking picture.

Black Tuesday is how members of Palmira Golf & Country Club (PGCC) refer to Tuesday, September 30, 2008, the day The Ronto Group (developer of PGCC) closed the doors of the club permanently due to financial conditions.
One year later, in a jovial manner with laughs, smiles and speeches, the members relived the day including crime scene tape stretched across the front doors. This is a bad situation turned good. A few months previous to Black Tuesday I sold a property in PGCC. I relayed the event to the seasonal resident and said not to worry, in time it will be fine. I just knew it would. In this case the members in this premium Bonita Springs community stepped up and purchased the club with 27 holes of golf and now have 320+ members which is nearly the peak membership of the past. The end result is much lower initiation fees and dues and PGCC is now one of the places to be in the area.
PGCC is not alone. Similar situations have taken their toll in other area golf courses. In the end, I believe that these too will be worked out. In as much as the housing market is in its early stages of recovery, it will drive the rejuvenation of golf clubs in these communities.
What could this mean to a home buyer? Good deals, of course. Just like a financially distressed property brings a lower price compared to market value, a distressed golf community can bring down prices or slow down sales leading to better deals.

High Rise Living: Amenity-rich & Maintenance-free
Why do people love living in a high rise?
The high rise makes a perfect second home. The high rises found in The Colony, for example, are designed specifically for people who don't want the aggravations typically associated with homeownership. Live-in managers mind the day to day operations of the building including the amenities. And most are staffed with privacy officers who receive residents, their guests, vendors, and mail while monitoring the all the shared spaces around the building and in the garage. High rise dwellers worry not about lawns to mow, pools to clean, and when something breaks, there's an instant fix.
Typically once a month, staff is directed to check all the mechanicals in each residence confirming everything is operational and no problems have arisen. A cleaning and maintenance schedule is strictly followed for exterior windows and common areas so that the building is consistently operating at its optimum and always looking its best.
High rise residents are informed in advance of the fees associated with high rise living which is itemized within the annual budget. Fees also include insurance which typically covers what happens outside the unit walls and includes the overall building structure. Residents typically buy a content insurance policy, covering furniture, art, clothing, etc., within their residence.
We are very fortunate to have great building managers at The Colony high rises. They are adept at building policy set forth by the owners, protecting owners, among other things, by prohibiting entry to vendors who are not properly licensed. Building manager's oversee staff who is responsible for logging in all who enter the building, report any abuses to common areas and to hold in the highest regard the privacy of each resident. High rise residents who are "up north" in their primary residences are encouraged to communicate with the building managers when they are planning to arrive and depart the building, lending an additional sense of belonging and communication.
The virtual autonomy presented in high rise is excellent for those who are here in intervals. They can maintain an exercise regimen, as most of the newer high rises offer state-of-the-art fitness equipment. A very proactive social calendar is kept so when residents are in, they are invited to join in on the parties, card groups, book clubs and golf outings. Advance of arrival, the resident can call The Colony's Concierge service and request everything from having their refrigerator stocked, to housekeeping services, airport pick up and it goes on, ad infinitum. Guest suites are also within the building and provide a more private alternative for resident's guests who'd prefer a cozier option to a stay in a hotel.
The newer Colony high rises, such as Treviso, LaScala, Palermo, Navona and Florencia, offer the latest fashion, the private elevator entry; opening right to the home's foyer. There are no hallways and this lends to a greater sense of privacy. I am fond of saying to those inquring, "this is your private home in the sky".
So often I represent people with one spouse still working in their northern community. (The spouse is living in their high rise home while the other commutes for business in intervals.) The high rise option provides a needed sense of security while she may be singly in residence during his commitments. Also single individuals like this maintenance-free living, giving them full freedom to travel with the assurance that the high rise staff is "minding the ship" in their absence.
And the views, the scenery is absolutely beyond compare...this is part you have to see for yourself!
