Delray Beach - Boynton Beach - Lake Worth FL - The Valencias - Real Estate Market Report - Active Adult 55+
The Valencias Real Estate Market Report for January 2012 includes the Active Adult 55+ Communities of Valencia Falls, Valencia Lakes, Valencia Pointe, Valencia Palms,Valencia Reserve, Valencia Shores and Valencia Isles. These senior housing, active adult 55+ or baby boomer communities are located in Delray Beach, Boynton Beach and Lake Worth, FL.
All information was obtained from the Multiple Listing Service and sold by various MLS participants. It is deemed accurate but not guaranteed or warranted. This report does not include any private sales.
In January there were 11 homes sold in the Valencias, 7 less than last month. Once again, there was a mix this month of an increase as well as decrease in the average closed sales in each of the communities.
In my opinion, the sales vary by community as well as the particular model home. For example, they may have sold a 1500 square foot home one month and a 2700 square foot home the following month, thereby accounting for the price differential. The Valencias remain one of our top luxury active adult communities. It is my opinion we are still in a price-driven market.
The Valencias are pet-friendly communities!

As of January 31, 2012 there were 89 Active listings for sale in the Valencias. There were 12 Contingent Sales meaning they were under contract but not all conditions of the contracts had been met yet. And, there were 8 Pending Sales waiting to close.

Boynton Beach FL Real Estate Market Report - January 2012
The Boynton Beach Real Estate Market continues to show that when homes are priced right, they sell. Overall, the total number of closed sales in Boynton Beach was less this month over last. In my opinion, we are still in a price-driven market. The number of closed sales in Boynton Beach was down this month over last month; however, the prices increased across the board. There is a good supply of well-priced homes in the Boynton Beach area at this time.

A Good Salesperson Is Friendly And Listens To Their Clients
While attending school, I spent two years as a waiter at a high end restaurant in the Annapolis area. There, I learned a lot about the art of selling and customer service. After leaving that gig, I spent three years in another high end role in a resort type atmosphere. During this time, I was grasping what it means to think on your feet and how to respond to the needs and challenges of your customer.
These challenges are and will be met by the beginner in this field as they embark to learn the tricks of the trade. Dealing with multiple clients can be difficult, especially at peak times like winter here in South Florida. It is important to stay calm, listen, and identify the issues and offer the best solution at hand.
Some of us are born to be salespersons. We have a positive attitude 90% of the time, a pleasant demeanor, and very outgoing. Keep in mind though, the art of salesmanship can be learned through the art of development of interpersonal skills, listening and communication skills, and a lot of practice.
There are many laws that help or master this approach and the two biggest ones are as follows:

No. 1 Don’t talk about yourself, unless you are giving them your name and the reason you are in front of them. Rambling on about oneself is a DEAL KILLER.
No. 2 Sell your products or services by engaging your prospects with questions, not answers. Focus on what your clients need is not how great your product is.
Master these two big steps and you will achieve far better production than 80% of the other salepersons.
