Boynton Beach FL Real Estate Market Report - February 2012
The Boynton Beach Real Estate Market continues to show that when homes are priced right, they sell. Overall, the total number of closed sales in Boynton Beach edged slightly higher this month over last. In my opinion, we are still in a price-driven market. Prices decreased slightly across the board. There is a good supply of well-priced homes in the Boynton Beach area at this time.
The chart below is based on information taken from the Multiple Listing Service and sold by various MLS participants. It does not include private sales. It is deemed accurate but not guaranteed or warranted.

Delray Beach - Boynton Beach - Lake Worth FL - The Valencias - Real Estate Market Report - Active Adult 55+ - February 2012
The Valencias Real Estate Market Report for February 2012 includes the Active Adult 55+ Communities of Valencia Falls, Valencia Lakes, Valencia Pointe, Valencia Palms,Valencia Reserve, Valencia Shores and Valencia Isles. These senior housing, active adult 55+ or baby boomer communities are located in Delray Beach, Boynton Beach and Lake Worth, FL.
All information was obtained from the Multiple Listing Service and sold by various MLS participants. It is deemed accurate but not guaranteed or warranted. This report does not include any private sales.
In January there were 13 homes sold in the Valencias, 2 more than last month. Once again, there was a mix this month of an increase as well as decrease in the average closed sales in each of the communities, same as last month.
In my opinion, the sales vary by community as well as the particular model home. For example, they may have sold a 1500 square foot home one month and a 2700 square foot home the following month, thereby accounting for the price differential. The Valencias remain one of our top luxury active adult communities. It is my opinion we are still in a price-driven market.
The Valencias are pet-friendly communities!

As of February 29, 2012 there were 71 Active listings for sale in the Valencias. There were 23 Contingent Sales meaning they were under contract but not all conditions of the contracts had been met yet. And, there were 20 Pending Sales waiting to close.

Are you looking for a new place to go in Boynton Beach? Have you been to The Living Room yet? No, then you will want to check it out. What makes The Living Room worth a visit? It starts with the atmosphere. The decor is set up with tables as well as cozy seating areas with comfy chairs and couches. It is perfect to come for dinner or you can stay a while for the entertainment. Then we must talk about the food, YUM!!! My favorites are always the soups. The Tomato in a Cheese Bowl is amazing. There really isn't anything that we have experienced that wasn't amazing. Try to save room for dessert. It is so good. If you like wine, they have lots of options and the sangria is special too.
