Clearwater Beach Florida - January 2012 Market Report
Well, the first month of 2012 is already behind us and on Clearwater Beach there was only ONE single family home that closed. That home was built in 1950 and was a 4 bedroom 3 bath 2299 sq ft home with a carport. The nice thing about these older homes is that they make excellent vacation rentals! You can walk to the beach and have all the conveniences of a home, including the ability to cook your meals! This home was listed for $349,900 and sold after being on the market for over a year for $294,500. Somebody got a great deal since Clearwater Beach is a relatively small island and there just isn't any more space to build!
When we turn our attention to townhomes, condos and villas we find that there were 7 closings during January 2012. The condo at Grand on Sand Key (which is part of Clearwater Beach even though it is over the bridge and on Sand Key) is a 1952 sq ft 3 bedroom 2.5 bath condo directly on the beach that was listed for $825,000. This one sold for $790,000 and it was an ALL CASH deal!
The least expensive of these 7 closings was a bank owned condo in Dolphin Cove on Island Estates. This 2 bedroom 1 bath condo has 895 sq ft. Listed at $124,900 it sold for $125,000.
All predictions are that 2012 is going to be a fantastic year for real estate down here in the Sunshine State. If you are in the market, I sure wouldn't wait!

Clearwater Beach Florida - 2011 Housing Market Review
Looking back at 2011 we see that it was a VERY good year for the housing market and when we make some comparisons to the 2010 Housing Market on Clearwater Beach, we come up with numbers that prove the local housing market is rebounding!
Let us begin with single family homes. There were 63 single family homes sold in 2011, compaired to 58 in 2010.

High: $862.66 High: $491.41
Low: $111.11 Low: $ 122.82
Average Days on Market: 91 Average Days on Market: 149
Let us now review townhomes, condos and villas. There were 382 sold during 2011 compared to 370 in 2010.

High: $813.64 High: $707.09
Low: $ 89.16 Low: $ 90.49
Average Days on Market: 103 Average Days on Market: 160
From these figures we see that the amount of time homes remain on the market has declined significantly! As for the prices, while there are still many great deals out there, the local real estate market did indeed begin to rebound during 2011. 2012 should prove to be a VERY good year for the local market!

Clearwater Beach Florida - Market Report for December 2011

The market has picked up significantly during 2011. On Clearwater Beach there were 6 single family homes sold. They break down as follows:
List: $1,647,500 Sold: $1,300,000 (most expensive)
List: $ 295,000 Sold: $ 295,000 (least expensive)
Sale price/sq ft:
High: $481.48
Low: $258.58
Average Days On Market: 156
In the catagory of townhomes, condos and villas:
List: $1,695,000 Sold: $1,115,500 (most expensive)
List: $ 84,900 Sold: $ 69,000 (least expensive)
Sale price/sq ft:
High: $485.61
Low: $265.63
Average Days On Market: 107
Clearwater Beach Florida is a fantastic place to live and play in the Florida sun! Perhaps that is why condo sales rose 15% in 2011 over 2010 here in the Sunshine State!

While some parts of the country like my college town of Seattle, Washington received a dusting of snow yesterday, Clearwater Beach, Florida is sunny. As you can see in these pictures of Clearwater Beach, Florida.
What is unique about Clearwater Beach, Florida is access to public restrooms and adequate parking. I have been to numerous beaches in the states and some lack public restrooms which is a concern of many mothers with young children.
The sand goes for miles. So does the sunshine.
Just make sure you slather sunscreen on your skin before heading to the beach. I do that every morning irrelevant if I am heading to the beach or not. Our weather is typically sunny and the rays are very strong.
When I do head to Clearwater Beach, Florida it is usually on the weekends. If you do head out on the weekend, make sure you arrive before 10 a.m. for the best parking which is metered.
Clearwater Beach, Florida is a great place to relax. It's also a great place to live, work, and play.

Clearwater Beach Florida Market Report - November 2011

There were only two single family homes that closed during November 2011 on Clearwater Beach and both of them were only a couple of blocks (easy walking) to the pure white sands of Clearwater Beach Florida. One was a 5 bedroom 3 bath 1763 sq ft pool home that qualifies for weekly rentals since it was grandfathered in before the rental rules were changed. This home was listed at $524,900 and sold after 139 days for $462,500.
The other single family home that closed on Clearwater Beach last month was a 4 bedroom 2.5 bath pool home that was also grandfathered in for weekly rentals. This one was listed at 495k and closed after 264 days on the market for 395k.
In the category of townhomes, villas and condos we start at the Residences at Sandpearl. This beachfront 3 bedroom 3.5 bath 2581 sq ft condo was listed at $1,999,900 and sold after 206 days for $1,700,000.
The least expensive closing was a 1 bedroom 1 bath 1100 sq ft condo on Island Estates in the Diamond Isle Condo complex. With beautiful views of the intercoastal waterway this little condo was listed at $1099,900 and sold after only 21 days for $105,750.
Naturally, beachfront property was and will always remain expensive! There is only so much beachfront property and with the sparkling white sands of Clearwater Beach and the blue-green waters of the Gulf of Mexico, prices just don't drop much when you are talking about prime property in Paradise.
