A fellow Appraiser I work with called me earlier today, to ask if I was a Flagstar approved appraiser. I said I was and check my status about 4 months ago and was still active. He stated the last time he checked he was approved, and he had a report he wrote and Flagstar would not accept it, stating that he's not approved!!!!!! So I called their Appraisal department, and I was told that, I'm no longer approved!!! As it turns out, I have not had any reports sent to Flagstar in the past year, so they kicked me off the list. I asked how do I get back on the list, I was told that my area is full and they are not adding any Aappraisers to the list in my area. I could under stand if there was an issue with the quality of my work, but because most of my clients closed down, and then HVCC, and I haven't been getting much work, I'm dropped from the list. I guess it's my fault, I should have been prostituting myself for those $150.00 Appraisal orders, that the lender love so much.

I just read an article how these flat fee brokers who promise exposure and MLS marketing of sellers property.
They promise the sellers that marketing, exposure and Multiple Listing presence will sell the property.
Well, I've got news for these self promoting flat fee brokers, just having property on the multiple listing service does not guarantee the sale of the property, never did and it never will.
I can't tell you how many people have called me over the years to list their property for sale after having been "ripped off" by these flat fee services.
Each have a bundle of services that they offer, ranging in all sorts of prices and fees for service.
An experienced listing agent has much more than the multiple listing service to market property, he or she offers years of experience in every market condition in real estate and offers that knowledge and experience that will produce the successful sale of property in today's market conditions.
It takes much more than a contract to get the transaction to the closing table where the seller receives the check at closing.
Don't be fooled by the snake oil salesman of our day.
Call a listing agent and realtor with experience, knowledge and expertise in today's shaky real estate market.

Another Short Sale process came to a restful end today with a successful closing. Evergreen Lakes a Coconut Creek Short Sale closed today. My Sellers have eliminated a major stressor in their lives and a Buyer picked up a beautifully new furnished home at a fabulous price. I had reported on this Short Sale a while ago while negotiating with Wachovia on what they wanted to pay me. I promised to report back on the outcome.
They were trying to pay out a commission percentage on an amount less than the purchase price. I know, unbelievable ....will they not stop at anything?! Fortunately, I was able to get them to see the light and pay my commission based on the purchase price. So I"m very happy to report the completion of this Short Sale. How can you not love the challenge of a Short Sale?!
The more you know, the better prepared, the better the outcome.
