Glen Lakes is an upscale Country Club Community located on the west coast of Central Florida just north of Tampa and west of Orlando. This gated community offers 24-hour security, an elegant clubhouse with restaurant, fitness facilities, tennis courts, a beautiful community pool, and more. Glen Lakes offers homes in a variety of styles and sizes many with golf course frontage or beautiful lake views.
Home inventory in Glen Lakes remained stable this last month and list price range remained the same. However, average and median price ranges both decreased, with median list price being 12% and average list price being 7.5% below those in May.

Under Contract: 4
Two of these are under contingency contracts, the other two are pending. Only one of these properties is a short sale, the others are being sold as "regular" sales.
There were no closed sales transactions in the Glen Lakes community in June 2009.

Home inventory decreased again in Hernando County. Closed home sale transactions in Hernando County took a small dip in June and were down about 9% over those from May. Yet, number of homes under contract increased over those in May.
Of the homes sold in June, 20 were short sales and 64 were REO properties. Of the homes currently under contract, nearly 60% are either offered through short sales or are bank-owned properties. Sales price range expanded in both directions; however, median and average prices remained under pressure and decreased over May data.
Inventory of Vacant land has also dropped. However, after the "land rush" in May, closed transactions decreased by 50%. Yet, these numbers are still an improvement over those of previous months. The highest sales price was achieved for a 40-acre property. Median and average sales prices decreased and the number of vacant land under contract remained stable.
The availability of good building lots is still plentiful and prices have become once again affordable. Whether for investment purposes or future retirement plans, interested buyers have an opportunity to pick from the best at very attractive prices.

Here is a community that has the spirit and knows how to put on a Independence Day celebration! For the third year in a row, I was able to participate in the High Point 4th of July parade - this year as a driver.
The posting of the colors was conducted by members of the American Legion. The crowd gathered in the community center for good old fashioned hot dogs, cookies, cupcakes, and the singing of patriot songs!
Happy 4th of July!

Finally, our area is getting some much needed rain! I walked by the window last night when I noticed this little gecko clinging to the window pane. Only when I looked at the photo later did I notice the big dark storm cloud in the background.
