Tampa Bay Real Estate Market Forecast | Home Sales Expected to Increase

Over the past few weeks many news sources have released predictions for strong real estate stabilization in 2010. A recent article from NuWire credited the expansion and extension of the first time home buyer tax credit for the predicted stabilization and home sales increase. According to NuWire recent article, "Home Sales to Increase in 2010":

"After more than a three year downturn in the hardest hit areas of the nation, some markets have experienced slight rebounds, prompted by the first time buyers' tax incentive and low mortgage rates. But higher price ranges have been hindered in their recovery. However, momentum should gain strength in the second half of the year with expected improvements in mortgage lending and make strides towards stabilizing in 2010.

A series of interest rate cuts taking mortgage rates to near historic lows are one of the Fed's attempts to re-stimulate the housing market. But record foreclosures are producing a market that threatens to keep home prices at low levels for years to come. More than 19-million vacant homes sit empty in the U.S., much of which is an inventory that will have to be absorbed by home buyers before markets fully stabilize.

Still, signs of a recovery in housing are showing promise. As we maintained last year in our annual national forecast, improving conditions, however, do not signify that housing inflation or appreciation will develop in most areas for a number of years. The recovery will be a long haul."

Tampa's real estate recovery is underway. We have seen signs of real estate market stabilization throughout Tampa Bay, with appropriately priced Tampa homes spending fewer days on market, multiple offers being placed by first-time buyers and foreign investors, and sharply discounted homes being quickly absorbed.

We have even seen an increase in interest from Tampa home owners who were previously unable to sell their homes, now more interested in listing their property for sale. It surely is going to be a long haul but with positive signs becoming more and more prevalent, we are sure looking forward to what 2010 may have in store for the real estate market!

One Step Ahead Of Procrastination

Why is there always at least one thing that we know we need to do, but we just dont or wont do it?

Knowldedge is power, and yes the lack of it destroys, but how do we define or characterize a person who knows and just refuses to do?

A person who smokes, who knows it causes cancer, and sincerely wants to quit, but just wont.

Someone who may be dealing with weight, who knows it is unhealthy, and sincerely wants to lose weight, but just wont.

A student with an exam, who knows its challenging, and sincerely wants to pass, but wont study for it.

The loose handle on the door that opens at will-

The faucet that has been leaking so long it would be abnormal if the tune was missing in the house-

The runny toilet with the continuous flush-

The death trap that most people call a garage that looks like someone is just moving in or on there way out-

The pile of leaves in the back yard raked up into a small hill like decoration that was suppose to be bagged up over a year ago-

The Christmas lights that seen every holiday of the year......Twice!

I know you know exactly what Im talking about!

The first two examples I used were for illustration purposes only (no judging or means of disrespect intended), but the severity or the seriousness that surrounds it was my focus.

Business is no exception to these (what seem to be) small things, because procrastination and putting things off evolves into a habit.

Organization and structure starts with you! How can you actually expect your business to out perform you and your regular characteristics, personality, and work ethic? You cant because it wont!

What you do and how you are at home, is a clear representation that will determine your outcome away from home. What am I trying to say? If you procrastinate with your personal obligations, you will most definitely procrastinate with your business obligations, whether you see it, feel it, believe it or not.

Now this does not apply (well it does but to avoid unnecessary arguements) to those of you who know how to put on a great "Front" on the outside (business world, etc) and pretend to have it all together when deep down you know your really a mess on the inside (at home, etc,).

I challenge you to pick just one (and we both know there is at least one) thing that you have been putting off or procrastinating about and simply go get it done. No ifs, ands, or buts- factor it into your schedule as a main objective and a goal, and go make it happen.

You will be surprised how something so small or what seems to be so irrelevant, can make such a huge impact on both your personal and business character and work ethic. No matter how small, you will be excited to see that your "to do list" finally has some check marks on the side of items and/or some lines etched across some of the words on the page which stands for Completion.

Procrastination is evil and the majority of the time its you that is the most hindered by its very existence. We have to learn how to control the controlables, and that starts with and definitely includes YOU!

Test it and see for yourself, just pick one thing that you know without a doubt that you have repeatedly procrastinated about over and over, and make note of how good you feel once you have finally completed the task.

Remember, procrastination is habitual, however, whatever you "Make" you have the choice to "Break."

Always Deliver Beneficial Information- Keep The "FLUFF" To Yourself

We usually only have 1 chance, 1 shot, 1 attempt, and only 1 time to make our stamp, get our point across, and provide an impressive first impression for our customers/ clients.

Do not waste this 1 opportunity with providing "fluff", beating around the bush, and ultimately building a further disinterest in you and/or your product by throwing pointless sales pitches.

This is 2009 (closer and closer to 2010), and information is not hard to come by anymore! There is not too much you know that cant be googled! There are no real secrets in business anymore, just lack of knowledge and laziness.

However, that is another topic- Back to the point, the more upfront and direct to the point you are with your customer, the better. The more you give out for free (so to speak), the more people will be interested in you and/or your product.

It is simple, the more you give away, the more you intrigue others to want to obtain more and more, and if your freebies are full of great information and very informative then your product must be exceptional.

Listen, if you are still pumping "fluff" into the system and are still utilizing the 1980's and 90's sales techniques and strategies, I would encourage you to stop while your ahead.

People, fortunately (unfortunate for some), caught on to the bait and switch methods of selling. Yes, it still works, but the real question is- who is it that it actually works with? What type of client are you attracting into your business with these tactics? How long will they be around? How many repeat sales and/or business can you factor in with this particular client?

Deliver powerful content right from the start, and eliminate the "Fluff!"
