JUST SOLD! I just listed this home a few weeks ago and then shortly thereafter found a buyer for it as well. Now a new neighbor will be moving into the area and can enjoy all that Zephyr Shores has to offer.

My real estate customers have many reasons for coming to Florida, whether as full-time residents or as seasonal visitors. This beautiful girl has gotten herself lost twice in her young life and she needs a home where she can safetly stay put. Here's Victoria's story:

Victoria has been at the SPCA Suncoast since September. This is Victoria's second time at our shelter. Last year Victoria came to us after she was found at the New Port Richey Post Office. She was about six months old and she was so sweet she was adopted right away. This year, in September, she was seen wandering in Anderson Park. She was very thin and dehydrated. A couple walking in the park brought her to us. When she got here we found out she was micro-chipped from our shelter. We tried to find her owner to see what had happened but we couldn't, so we put this sweet little girl back in adoptions. Victoria is a beautiful black and white kitty with a medium length coat. This two year old kitty is a little shy at first but warms right up and loves to be held. She has unique, soft Meow and she likes to talk. Victoria is all ready for her new home. She is spayed, micro chipped and up to date on all her vaccinations.

Victoria needs a loving home where people will keep her safe and secure. She is a Queen, you know.

If you can't adopt right now, maybe you could help out with cat or dog food donations. The SPCA does not receive any funding but relies on the generosity of the community.

Beacon Woods, Bayonet Point, Florida Real Estate Market Report October 2009

Beacon Woods is ahead of the rest of the local market. It only has 8 months inventory. And for such a large subdivision inventory levels are low and dropping. The # of homes sold has dropped a tad, but when there are only ~10 sales per month, a bit of a variance is to be expected that can result in 10-20% swings, while only selling one or two more or less houses.

So it seems interest is pretty constant while inventory is dropping. Good sign for the Community short term anyways. not ready yet to make any long term predictions

Compared with the rest of the Hudson, Beacon Woods Active Properties are split similarly when it comes to distressed properties. But unlike Hudson, the Homes under contract or that have been sold are evenly split.

Active listings nudged up 5 units for a whopping 1% increase in inventory (negligible)

Homes Under Contract decreased by 10%. (rather sizable)

But the biggest change was Solds from 37 last month to 59, for an over 50% increase in closed sales for October. But more importantly Year over year sales are up ~40% from Oct 08

The distressed market has remained constant for the most part. The only significant change was for Active properties, there we have seen about a 15% increase year over year.
