In a previous blog I talked about how Poinciana Parc in Davie and Royal Palm in Davie are popular to many buyers. On Thursday, I closed on a Poinciana Parc Townhome for the asking price of $199,900. I had a contract on the home within 24 hours of taking the listing and while the file was in pending status, I recieved at least 20 calls from my advertising which proves to me buyers are very interested in the area.

I have been selling homes in Poinciana Parc and Royal Palm for 8 years. I've watched as the home prices reached the low $500,000 range with the townhomes selling for up to $350,000. Recently, after the horrific fall in Broward County real estate prices, I saw the largest model home with a pool and upgrades sell in a Short Sale for $250,000 and a townhouse sell for $162,000. The good news for Poinciana Parc is that, although low, the well priced homes in the neighborhood are still selling, and most are selling in as little as 30 days. I am closing on a Poinciana Parc townhome this week. I received a full price offer the first day on the market.
Poinciana Parc and Royal Palm in Davie are both gated communites with easy access to highways and excellent schools. The homes are CBS construction with S-Tile roofs and spacious floor plans, many with pools. Poinciana Parc is guard gated and contains a mix of single family homes and townhomes. The smaller Royal Palm is card gated and consists of 68 single family homes.
