I currently have 5 short sale listings in Davie, FL. All have received one or more offers in the past 2 weeks. This looks like a sign to me that the trends are changing. Buyers are starting to jump on the low prices and interest rates. The offer were all realistic, not ridiculously low like I was getting on other short sales over the past year. Lenders are still taking 60-90 days for processing but it seems like they may be getting a little more organized (or maybe we realtors are getting better at submitting complete packages!)
Anyway, I am hopeful that maybe things are starting to slowly shift for us with the short sale inventory and maybe someday in the future we can get back to the business of selling homes instead of processing paperwork.

Our pending sales are showing an increase over the past few months. Again, we are seeing the pending sales take longer to close. This is due to the strict financing guide lines. So our closed sales are still showing low. But in the next few months we should be seeing an increase in our closed sales to reflex the small upward turn in our South Florida market. Everything is going to take some time to recover but with interest rates at such a low it still is a good time to buy.
