I posted yesterday Oceans Four Condominium in Daytona Beach Shores. It is a general blog post about the building and the amenities.

Today we will look at sales in Oceans Four condominiums in Daytona Beach Shores.
There are currently only 4 units for sale in Oceans Four. Two 2 bdr/2 bath units, one 3bdr/2 baths unit and one unit which consists of two 2 bdr/2 bath units, a rather unique situation.

4 units for sale is an interesting sign. In stable (healthy) market we usually have 7% of total number of units for sale. So, with 115 units in Oceans Four we should see 8 units for sale.
It is easy to discount it as a fluke, but it isn't. We see the same trend practically with every condo in the area. Our condo inventory is only half of what it should be. So, on the one hand it is understandable, that prices have inched up compared with even 6-9 months ago. On the other hand, higher price keep units on the market for way over a year.
Let us look at the sales of units in Oceans Four for the last 2.5 years, starting from 2009 and until today.

2010 had the lowest prices in Oceans Four and in other condo buildings in Daytona Beach Shores. Lowest 2 bdr/2 baths unit was sold for $200K, and lowest 3 bdr was sold for $217,500.

Those, who waited for the prices to dip below $200K, looks like it ain't gonna happen (that's how people in the south usually say it). Prices are a notch higher and this is the reality of life. There is also another important thing to remember, when you are trying to get the best deal possible in Oceans Four.

Oceans Four condo owners have the right of first refusal. Meaning that the manager posts the contract and notifies owners of the pending sales and owners can decide to buy it on the terms, which were accepted. They have 15 days to do it. So, if this is an absolutely crazy deal, owners will have the right to buying from under you and there is nothing you can do.

Oceans Four Condominium in Daytona Beach Shores

This is one of 15 condominium buildings in the family of The Oceans, even though two or them do not have «Oceans» in the name (Cloverleaf South and Cloverleaf North), this is know in Daytona as the Oceans.
Oceans Four was built in 1980, and this is a unique Oceanfront Oceans. Only one building like it.

At the time it was built, it was a benchmark for luxury. Imagine a 21-story oceanfront building with 3 stacks of elevator each opening to two units. The first condo to have an indoor pool and Jacuzzi. Other amenities include library, social room with full kitchen, exercise room... 6 units per floor, corner units are 3 bdr/ 2 baths. 1,775 sq. ft. inside and 260 sq. ft. between two balconies. 4 inside units are 2 bdr/ 2 baths units. Living area 1,687 sq. ft., total area is 1,938 sq. ft. between two balconies. The units there are 1.5 times larger than in Oceans One, Two, Three, Five and Seven...
All units go west to east with one balcony on the west side of the building (Atlantic Ave. and the Intracoastal from 4th floor and up) and the other balcony is direct oceanfront.

This is one of the most restrictive buildings in terms of rentals. One year minimum, so this is not a vacation rental place. But those who are planning to make it their primary residence will enjoy the privacy, and security of this condo, that a few dozens of full-time residents enjoy.
And if they happen to have a puppy, as long as it is not more than 20 pounds, they are OK.

Oceans Four, part of the Oceans Complex in Daytona Beach Shores, was built in 1980. A 20-story building (the elevator shows 21st floor, but it misses the 13th), centrally located on this condo row in Daytona Beach Shores, and it different from all other buildings in the complex.
In 1980 it was obviously a luxury condo. 114 units total, 6 units per floor and 3 elevators. With elevator serving only two units, it had more privacy than any other building in the Oceans. And units were much bigger than in other Oceans built before Oceans Four (Oceans One, Two, Three, Five and Seven). Two- bedroom units at 1,700 sq. ft. and 3 bdr units at 1,775 sq. ft.
Laundry in unit. There is an exercise room, a social room, on-site manager. Small pets allowed. this is one of the most restrictive condos in terms of rentals. Minimum rental term is 1 year.
Three bedroom units are north and south corner. They have additional row of windows on the side wall, which adds dramatically to the ambience. All units go west to east, every unit has a direct oceanfront Balcony, and then another balcony facing the city, and, from 4th floor up, – Intracoastal.
Two units were sold in the building in 2011, both of them 3 bdr / 2 baths. One for $217,500 and the other just closed for $230K (for $1,000 more than the asking price). In 2005 3 bdr units in Oceans Four were selling from $430K to $525K.

Only 4 units available for sale as of June 5, 2011. Again, like in other condos, a healthy number is about 7%, and we have only half of that number on the inventory list. Does not mean much in itself, but whoever is waiting for the pastures turning eye-blinding green, good luck waiting.

A 4 bdr/ 4 baths unit is a combined unit of two 2 bdr/2 bath units.
