About Daytona Beach Shores' Oceans Grand

Built in 2006, this last building in the Oceans complex is also the last high-rise built in Daytona Beach Shores. The city is now limiting the height to 120’, and they are proud with this far from wise decision. But who said that government is supposed to be wise?

Anyway, 189 units in 21-story Oceans Grand (no 13^th floor). It is a triangular building with rounded corners. Each corner is a three-bedroom unit. 3^rd floor and up has 7 two-bedroom and 2 baths units plus den in addition to 3 Three Bedroom units. First and second floor has only 3 units each. Ground level garage with gated access provides one reserved space per unit with a lot of additional spaces on the second level on first come first serve basis.

Oceans Grand is not directly on the Atlantic, it is between the river and the ocean, and the views are quite stunning. New in 2006, it is built up to strict Miami Dade codes, and hurricane-proof glass is used do sliding doors and windows.

Units feature double entry doors, 9’ ceilings, granite countertops. 2 bdr units plus den starting from 1,644 sq. ft. and up to 1,775 sq. ft, and 3 bdr units are from 2,364 sq. ft. to 2,480 sq. ft. living.

Amenities include heated pool, Jacuzzi, fitness center, ping-pong table, community room with full kitchen. Oceans Grand is surrounded by a 9-hole Executive Golf Course; Raquest Club is next to it. Shopping Center anchored by Publix is within a 5-minute walk. This is a rare location in Daytona Beach area where you do not need a car to enjoy life. Cross the Atlantic Ave, and you are on the Most Famous Beach in the World.

Minimum rental is one month, which is quite liberal by Daytona standards. Small pets are allowed.

16 units are on MLS for sale in this building now. The starting price for a 2 bdr + den on the ground floor - $189K and the highest 2 bdr + den is $299K.

Three bedroom start from unbelievable $240K and go all the way to $539K.

In 2010 there were 18 units sold. 13 Two bdr/Two baths + den starting from $175K and to $295K. Average selling price was $254,423.

5 three-bedroom units were sold from mind boggling $220K and the highest was $437K. Average selling price was $322,400.

Association fee for a 2 bdr/ 2 baths + den is $426, and $636 for a 3 bdr/3 baths unit is just a bit over $600 a month.

When it comes to Condos newer is practically always better. Built to stricter codes, higher ceilings, larger units... all makes it a perfect candidate for a place to call home, or just an excellent vacation condo in Daytona Beach Shores.

Oceans Grand Condominium in Daytona Beach Shores

Built in 2005, Oceans Grand avoided fully or partially the fate of their later counterpart, like Marina Grande on the Halifax. Yes, it is a real estate bubble baby, but Oceans Grand skipped the biggest danger - units not being sold. Not only they have been able to sell all the units, they never discounted them, and, actually were selling with at least two increases after the initial price. And after that the units went on a still strong market and there were a few good resales, before the market tumbled down.

Started in 2003 with reservations for about $249,900 for 2 bdr plus den on middle floors (a bit less on lower floors and higher on top floors), it got its first rise in pre-construction price in just a few months, and, like on hormones, it went up $50K per unit, and before long it went up at least another $50K, and by the time of the construction was over and closing started, the prices for 2 bdr were over $400K and expectations were high for tremendous flips. As with many other condos, there were plenty of investors/flippers who reserved in this building.

Two-bedroom units that were on resale for about $475K today start from $225K for a ground floor unit, but this is the lowest price, and on average you will be looking at closer to $300s.. By the same token, the lowest 3 bedroom unit is also under $300K. 23 units are for sale right now. Some short sales affect the prices. But still the inventory is down.

This is a solid good new condominium in very popular Oceans in Daytona Beach Shores. 9' ceilings, granite countertops standard. Wide hallways, double entry doors, all bedrooms and the living faces outside, filled with light and air. Terrific view from all units, where the view of the ocean from units on lines 7,8 and 9, or ocean and river from all others. Excellent amenities. The longest pool I have seen in condos, sauna, gym, social room... Underground garage. The condominium is surrounded by a 9-hole Executive golf course. Next to it is a Racket Club... It is 5 minutes walk from the beach.

Units are good size with the smallest 2/2 starting at 1,650 sq fr and 3 bedroom units over 2,000sq. ft.  All 2 bdr units come with a den, which can easily be used as an additional bedroom, but it has not windows.

If you are looking for a condo in Daytona Beach Shores, this is a good property for a very good price.

This 21-story condominium, the last in the Oceans series and the last condo over 12-stories in Daytona Beach Shores. 189 units, 9' ceilings, terrific views with ocean, Halifax River or both from every unit higher than 3rd -4th floor. Large units, six 2 bdr/ 2 baths plus den units on the floor, and four 3 bdr/3 baths units on each floor. All rooms having water view, very light and airy. Very spacious units, granite countertops. All amenities, assigned underground parking, pets allowed.
The condominium buildingis not directly on the ocean, it is actually closer to the river, and is about 300 yards from the gorgeous white sandy beach. While some may think that being not directly on the ocean is a minus, for me it actually may be a plus.
In winter it gets dark early, and the ocean is pitch black, not a single light. All summer we have turtle nesting season, and the beach should be dark, so do not expect night evening views. With the River it is different, It reflects the lights, and is entertaining even after sunset.
Being directly on the ocean means more maintenance. it is a bigger issue than you may think. From rusting hinges, white film of salt on the windows to exceedingly fast rusting cars, there is a cost to be right on the beach.
Does being 300 yards from the water offers more protection from corrosion? Big time. And in the evening, when the ocean is pitch black, you can still see the lights of the units in the buildings, which makes it really comfortable..
The condo was completed in 2006, the majority of the units were reserved at pre-construction prices, but there were still a few dozens units that took much longer to sell. Still their timing was OK, and the condo avoided a disastrous fallout, even though the prices followed the general trend gravitating... well, according to the laws of physics, down. We will consider that for ow the law of physics works in concord wit the laws of economics.

I like Oceans Grand condo. Terrific location, breathtaking panoramic views of the ocean, and/or Intracoastal.

Oceans Grand offers numerous amenities including Heated Pool and Hot Tub, large gym, community room with kitchen, entertainment center and a dance floor, a game room. It also offers golf and tennis memberships for the owners and tenants in the Oceans Golf club and in the Oceans Racquet club.

Here is a little rundown on the building. 21-story building. All standard amenities (heated pool, gym, undeground garage, secured entryways). 9' ceilings, granite in the kitchens and bathrooms is standard, double entryways, very spacious units (starting from 1,645 SF), all units facing water, balconies, executive golf course.

Pet friendly (2 dogs up to 50 lbs each). 187 2 bdr/2 baths + den units (7 per standard floor), and large 3 bdr/3 baths (3 per floor). Pet park is nearby.

There were 48 resales since 2006. The lowest price paid on resale for a 2 Bdr. / 2 Bths. plus den was $255,000 and the highest was $425,000 back in 2006. There were 33 2-Bedroom condos sold there since 2006.

The lowest priced condo on resale now is a 2 Bedroom 2 Baths plus den condo facing Atlantic Ocean.1,649 SF, granite countertops in the kithen and the bathrooms, white GE appliances in the kitchen matched by the white cabinets.

Offered at $239,900, the lowest price in Oceans Grand. And you don't have to wait for the bank to make a decision. This is not a short sale.

This unit was reserved all the way back in 2004 at $256,000 and that sale was finalized in 2006 when prices in the building were around $400,000. So, for les than developer's pre-construction price you can own a gorgeous unit facing the ocean and in a new building right across from the Ocean!
