On Monday we had closing for unit 1201 in Oceans Six in Daytona Beach Shores. It was another deal that came from the buyer, who found me on Active Rain. Actually, not from the Buyer, but from his parents.
Isn't it the sign of changing times? I am used to children calling and searching for their parents, but just this past June we had two closings like that, both initiated from the blogs on Active Rain, both where parents did all the «looking».

We waited more than 30 days to close even though it was a cash deal as the Buyer had to travel a lot overseas, and scheduling was tight. I wrote to him that we could do a mail-away, but he had not seen this particular unit, and wanted to be at the closing, even if he had to fly across the country for just a few hours.
He saw a few units when he was here with his parents. They made an offer on a unit in Oceans Four. The asking price was $229,000. The listing agent told me that there was another offer on the table. I told my clients about it, and still he said he would offer $180K. Even though I knew we would not get anywhere with this offer, I could only submit the one I had. It is unfortunate, but often it is the only way our clients start believing you.
The Seller has accepted another offer (it was sold for $230,000), and the buyer was upset. I told them about the unit in Oceans Six. His parents flew in and looked at the unit and they liked it. The Seller was represented by an attorney, and it was a tough negotiation, and I am glad I had a terrific Listing agent to work with – David Fedor from ReMax Signature. Very professional, patient, understanding, accommodating ... A pleasure to work with.
We had a walk though before the Closing. Association manager Angie Hedberg of TJW Management Company showed the storage, area and the mail room, and gave the buyer a welcome package with helpful information, including light restrictions during turtle nesting season.
It is one of the newer condos in the Oceans Complex in Daytona Beach Shores. Built in 1993, this 17-story (no 13th floor) direct oceanfront building has 120 units. 20-pound combined limit for pets, strictly enforced minimum 6-month minimum rental policy make this building attractive to end users, not so much for investors.
Social room, gym, indoor and outdoor pool. Building is well maintained and is excellently capitalized. Last competed project was replacing 29 doors with brand new fiberglass doors, next is Jacuzzi, and then they will work on the pool deck. Every work is budgeted, and they have enough money to smile.

And there is a lot of activity in Oceans Six Condominium. 5 units are currently contingent and pending, and the prices have stabilized. There was only one unit sold in 2010, and in half of this year there were 4 units sold. If all pending and contingent will close, it will bring the number to 9, but I expect a few more contracts to be signed and the total number exceeding 10. So, how about a tenfold increase in the activity?

It was getting dark in the middle of this Sunday... Clouds were getting heavier and rain was just minutes away.
I was to meet a client at the airport and take him to see the condo unit in Oceans Six in Daytona beach Shores, that he bought, but has not yet seen.

Of course, I wanted him to like it, and I hoped the rain will be over by the time we get to the unit.
It worked perfectly. the sun came out, and made everything so nice. Looking at this photo it is hard to believe that only half an hour before it was pouring.
My client liked the incredible vistas of the ocean and the Intracoastal from this 12th floor unit.
After that we stopped for dinner at Mediterranean Cuisine at 170 N Beach Street, where my friend Nasi is a chef.
And then we stepped out and were amazed by this rainbow. It was a great welcome sign for my client.

Oceans Six is one of newer Oceans buildings in Daytona Beach Shores. This direct oceanfront U-shaped 17 story 120-unit condominium was built in 1993, which means that it has sprinkler system, as they became mandatory, I think, in 1988. One outdoor and one indoor pool. Social room, exercise room, sauna, on-site property manager representing the Association.
No units on the ground level, 8 units per floor, split evenly between 2 bdr and 3 bdr units. Outside corridor system. Building is in great shape, clean and well maintained. Underground parking. 2 bdr units are 1,540 sf, and 3-bdr units are 1,668.Larger than in older Oceans One, Two, Three, Five and Seven... Exceptional views of the ocean and the Intracoastal.
The Association Fee is the same for each unit no matter whether it is a 2 bdr unit or 3-bdr unit, $525 a month. A very unusual arrangement, I am not sure if there is another residential condo that has the same arrangement.
Minimum rental limitation is 6 months and one day, so this is not a vacation rental spot. On-site manager is not doing rentals for the owners, but real estate agents (and we) do, so this is not a problem.
Pets are allowed only for the owners but the weight of adult pet should not be more than 20 lb.
If you are looking for a condo in the area, pay attention to this condominium. Excellent location in Daytona Beach Shores, practically across from a shopping center anchored by Publix, Walgreens, CVS Pharmacy, Bank of America, it is all right there, and this is a very rare place in Daytona Beach area where can live without a car. Buying a unit in Oceans Six is less stressful than buying in many other Oceans Complex buildings as their Association does not have the right of
First Refusal. Many other condo-owners' Associations in The Oceans do.
