Hey FL Divers...A New Artificial Reef off the Coast of Deerfield Beach!

Centerline Homes: Builder-Contractor in Coral Springs, FL

This past Saturday (6/6/09) The City of Deerfield Beach Florida and Dixie Divers partnered to sink the Miss Lourdies, a 167-foot-long freighter. It was sunk to create an artificial reef a little over a mile southeast of the Boca Raton Inlet, near the Deerfield Beach and Boca Raton border. The ship was sunk about 1 mile offshore and is expected to bring lots of new divers and fisherman to the area.

This is another great attraction and another reason why living in South FL is so much fun!

So it was a wonderful day in the South Florida sun. Actually it was a cool windy day which made it perfect for a outdoor activity. The event was the Florida Renaissance Festival held annually in Deerfield Beaches' Quiet Waters Park.

The festival seemed to be quite a bit larger this year than last. There were plenty of vendors selling everything from fairy ears to kettle corn. Pretty good kettle corn too! There were the requisite smoked turkey legs, mead, and lots of beer! Not that I would touch the demon liquor...

The shows were a lot of fun as well. Take the Mud Show! Very dirty fun!

By the end of the day everyone in our group was very tired. We had spend about 6 hours walking around in the sun and enjoying the atmosphere. It was a wonderful day and we are all planning on attending the event next year.

Oversupply of Homes or Over Expectations?

If you list all 100245 homes currently listed in MLS (broward/palm beach/dade) with an asking price of $1 they would all sell in a day. Up it to $5 and they would still sell in one day, probable more like 5 minutes. The reason there is an oversupply of homes on the market is that many sellers are demanding higher than current market value for there homes. There are always variable factors that affect a market up or down. In this market its foreclosures that are putting downward pressure on home values. A seller might think 'I can't sell my home for what its worth because of the foreclosures', but the're homes current market value is less than what they think because of market conditions. If tomorrow the total active listings dropped from 100245 to 50 homes I doubt you would hear a seller say 'I can sell my home for more than its worth because there are less homes on the market'. Current market values are affected by a totality of positive and negative factors in a given time period.

Appraisal Management Companies

Michael  Regan: Appraiser in Deerfield Beach, FL

I'm a real estate appraiser and have seen appraisal management companies like Landsafe operate since I started 17 years ago. They are like vultures and they typically charge borrowers $375 to $475 for an appraisal. They then turn around and find an appraiser who will work for the least money, typically an inexperienced appraiser is the patsy, and pays them $150 to $175. The management company pockets typically $200+ for doing nothing more than ordering an appraisal. Landsafe appraisal management is a subsidiary of Countrywide. So basically Countrywide the lender makes more money from the appraisal fee than the appraiser! Unbelievable, a new law goes into effect in 5/2009 which will now require an appraisal used in a loan sold to fannie mae to be ordered through a third party like Landsafe. The politicians have now effectively taken 50%+ of the appraisal fee and mandated that it be given to third party management companies like Landsafe.
