Honeymoon Island State Park is just off the coast of Dunedin Florida. It is one of my favorite beaches to go to and a beach that is popular with locals!
There are grills for those who want to cook their own lunch, as well as a cafe that offers lunch for those who don't want to have to carry their groceries with them to the beach.
What I like about this beach is that I can take a book and enjoy an hour in the sun between clients. There are swings and benches to relax on and restroom facilities as well as changing rooms.
Probably my favorite thing about Honeymoon Island State Park is that, unlike the beaches to the south, the only time it gets crowded is on the weekends. Naturally, those are the two days that I don't go to the beach!

Dunedin Florida - January 2012 Market Report
Dunedin Florida lies directly on the Gulf Coast of Florida between Clearwater and Palm Harbor. It is an active community, with many downtown activities taking place throughout the year.
It is here that we are reviewing the January 2012 real estate market. Let us begin with single family homes. There were 26 single family homes that closed during January and they are as follows:
List: $795,000 Sold: $800,000 (high end) - 4 bedroom 3.5 bath waterfront home directly on St Joseph's Sound and the sparkling waters of the Gulf beyond
List: $ 39,900 Sold: $ 37,500 (low end) - 3 bedroom 1 bath short sale
Sale price/Sq Ft:
High: $234.12
Low: $ 38.98
Average Days On Market: 92
When we turn our attention to the category of townhomes, condos and villas, we find 11 closings during January 2012. They break down as follows:
List: $425,000 Sold: $401,500 (high end) - 3 bedroom 2.5 bath waterfront condo directly on St Joseph's Sound
List: $ 25,000 Sold: $ 18,000 (low end) - 2 bedroom 1 bath condo
Sale price/Sq Ft:
High: $181.82
Low: $24.83
Average Days On Market: 119
With so many great developments both on and near the Gulf of Mexico, it is no wonder that Dunedin Florida is a popular destination for those who decide to move to the Tampa Bay Area!

Honeymoon Island State Park - Dunedin Florida on Groundhog's Day 2012
It is a holiday, right? So how could I possibly remain away from the sandy white beach and sparkling blue surf at Honeymoon Island State Park?
While everybody was enjoying picnics at the beach, I was there for the photos! What a beautiful day it is today and people are certainly taking advantage of the temperatures being up in the 80's today.
There is plenty of parking, two restaurant cafe's as well as restroom and shower facilities on the island. There are also hiking trails, an educational center, a doggy park and the ferry over to Caladesi Island State Park leaves from Honeymoon Island's southeast shore.
Ferry trips take 20 minutes to get out to Caladesi Island and departures begin at 10 am. For more information on the ferry you can call 727-734-5263.
I love Honeymoon Island State Park so much! It is convenient to where I live and the beaches are beautiful! They also sell annual passes, which saves some money if you live locally!
When people ask what beach I go to most often I tell them Honeymoon Island State Park! It is one of our nation's most beautiful beaches!

Dunedin Florida - 2011 Housing Market Review
Let's take a look at how the housing market did in Dunedin Florida during 2011. There were 340 single family homes sold as follows from highest to lowest:
List: $1,499,900 Sold: $1,170,000
List: $ 25,000 Sold: $ 25,000
Sale Price/Sq Ft:
High: $389.74
Low: $ 26.48
Average Days on Market: 101
In the group of townhomes, villas and condos there were 252 sales during 2011. They were as follows, highest to lowest:
List: $849,000 Sold: $775,000
List: $ 22,000 Sold: $ 19,000
Sale Price/Sq Ft:
High: $357.14
Low: $ 32.64
Average Days on Market: 137
When we compare 2011 residential sales in Dunedin Florida to 2010 residential sales we find:
2010 residential sales: 533
2011 residential sales: 592
2010 average sale price: $136,000
2011 average sale price: $149,072
2010 average days on market: 125
2011 average days on market: 128
Looking at these figures it is pretty obvious that all of the news streaming out of the Florida Association of Realtors is indeed on target. Sales have indeed increased, as we can see from this example, and this is the trend statewide.
While the number of days on the market has not changed significantly on average, we do indeed see that the price has been sliding up. That is excellent news for the local economy and, once again, what FAR has been reporting as well.
With news like this, 2012 should be a good year for real estate here in the Sunshine State. If you are seriously considering purchasing, NOW is indeed the time. Remember, current mortgage interest rates are the lowest they have been in over 50 years! I doubt it will get any better than it is now.

Dunedin Florida Market Report - December 2011
There were 30 single family homes that closed in Dunedin Florida during the last month of 2011. They ranged as follows:
At the high end was a 4 bedroom 3 bath 2935 sq ft home that listed for $349,000 and sold after 84 days for the list price.
On the other end of this list of 30 homes we find a 3 bedroom 2 bath 1520 sq ft bank owned home that was listed for $44,900 and sold after 48 days on the market for $55,000.
Average time on the market was 119 days

In the group townhomes, villas and condos there were 24 sales. These ranged from a high of $289,900 for a 2 bedroom 2 bath 1365 sq ft condo that sold after 62 days on the market for $230,000 down to a 2 bedroom 1 bath bank owned condo. This 725 sq ft condo was listed at $28,900 and sold after 82 days on the market for $22,500.
Average time on the market was 104 days
From the average time on the market for both single family homes and condos we see that the market is indeed picking up again. Closings are taking place faster and the time it takes to sell is drastically reduced. That is good news for the local economy down here in Dunedin Florida.
