Everything About How My Office Should Run I Learned From My ....DENTIST???

Yes, you read that right...my Dentist. Dr. Lester of Edgewater Florida.

Who would have thought that a visit to the dentist office could actually be a positive experience? But at Dr. Lester's office it is and everything there, the attention to detail is so amazing and all geared to making the patient/customer comfortable that it is actually spa-like. I could only marvel at how his operation and staff and of course his expertise- the entire package is just amazing that you actually enjoy the experience. That's a mouthful for sure- to be able to say that about dental services!

Here is what he does and how it could work in your business and mine.

Upon entering the office you are greeted by a lovely receptionist who is warm and friendly. She calls you by name and actually speaks to you. Real conversation, not hurried, not at the expense of the phone ringing.

Another assistant comes up and offers you fresh muffins, just baked and warm!- coffee or tea while you wait- which won't be long and if you don't want the muffin now, they will wrap them in a nice white bakery bag and they'll be ready for you to-go when you leave. Sort of makes paying the bill a little sweeter- don't you think? :)

One of your options while you wait is to sit in a lounge with a massage chair and headphones, looking through coffee table books of artwork, photography, etc. and/or do paraffin wax treatments on your hands. Nice touch..no charge.

On your first visit, the entire staff meets with you in a reception room with the doctor and he introduces them to you and explains their position at the facility and what they will do as part of the team in your treatment. The office is open for patients Mon-Thurs and Fridays they reserve for on going continuing education credit days and the hallways are lined with the staff's credentials.

You are given a tour of the facility which is immaculate. Seriously, any surface in this place could be eaten off of it is that clean and sparkling. The equipment is explained and it is the latest and greatest in technology. This may be a high tech outfit, but they have coupled it with high touch dentistry.

Each room where patients are treated have large windows looking out on a walled garden with fountains. The gardens are in bloom and serene. Even the ceiling tiles have interesting whimsical artwork which is carried throughout the facility. Nothing is too serious here, it is lighthearted and fun.

Even when you confess that it has been 2+ years since your last cleaning...your hygienist does not admonish and guilt you but she, in a loving and kind way fills up a goodie bag with product...explains how we are getting back on track to good dental hygiene and she will see you again in six months. Your selection for flavors includes...mint...bubble gum...grape...cherry...and even cookie dough polishing paste. (That cookie dough polishing paste sounded a little fishy to me...she even agreed on that one...)

You would think with all these extra touches here and there, with the equipment and the staffing that the fees would be outrageous. Think again. I had been going to another state of the art dentist out fit in Daytona Beach. It was sterile, it was like a supermarket with operatories. You never knew which dentist was going to work on you or which hygienist would be there. When you went to pay your bill you stood in line.

There was no artwork on the walls, just white white walls...sterile cold white walls.

After the Xrays, they worked up the estimate of what it was going to cost to put your mouth into tip-top shape. Boom- you went in for a cleaning and came out with a $5000 estimate of repair. OMG! You didn't even know there was anything wrong. And the dentist jumped up out of the chair and moved on to the next patient.

Dr. Lester 2.5 years later took xrays and did a work up and explained options and came up with a range of options that started lower than the $5000 and went a bit higher than the $5000 but the point was we had a discussion that was informative. No pressure and obviously not more expensive and much more pleasant to handle than the cattle clinic I had been to.

In the facility there is opportunity to see the restoration work that Dr. Lester has performed on patient's teeth so you can see first mouth-testimonials of his work. Pictures are worth a thousand words and he sure builds some beautiful smiles.

In a nutshell, for my business or yours I have learned the following:

(1) Attention to detail and comfort will set you apart from all the rest

(2) High touch in a high tech world is critical to differentiate you from the competition

(3) Smiles and friendly personnel who are well trained and educated ARE your assets and a critical

part of your corporate culture.

(4) Total Focus on the customer in front of you will bond you with that customer and build customer

loyalty.

(5) Office Space-Business space must be Clean-Comfortable-Enjoyable to put the customer at ease.

(6) When the customer's needs are addressed so thoroughly, price of services becomes less of a

factor because the over all value for what is received is in a positive light.

Edgewater FL-All The Animals Are Saved From the Fire!

I had a mental note to stop by my vet's Clinic on the way home and pick up the special dog food that my standard poodles, Mike and Misha eat, and in horror I witnessed a hubub for a block before and a block after of every fire truck and news station from the area. My heart just sank and all I could do was give a silent prayer for the personnel and the animals at the Edgewater Animal Hospital and Dr. Castro.

Located at 2305 S Ridgewood Ave, in Edgewater Florida this animal hospital is a wonderful facility of healing. The personnel is amazing in their love and dedication to their animal patients. My biggest fear when I saw the trucks was for the personnell, that someone would get hurt trying to save the animals because I knew that none of them would leave their patients behind.

Four Fire Departments in total respond! God Bless them all:)

As it turned out, the Edgewater Fire Chief Steve Cousins was on his way home when the call came in at 5:05 p.m.. But what I find so wonderful and amazing is that of course Edgewater Fire Department responded but so did New Smyrna Fire Department and Port Orange Fire Department and Volusia County Fire Services!

Neighbors, Firemen and of course the personnel and City and County Animal Control trucks acted as temporary housing for the animals as everyone evacuated the patients. Even the birds and the opossum made it out safely. Thirty plus patients were evacuated safely.

Bricks & Morter can be replaced...but the tea cup Chihuahua is missing!

This is a bittersweet story of community action and cooperation because front desk Manager, Brandy Dean's 9 week old tea cup Chihuahua was evacuated from the building and handed to a 20 year old female who vanished, just walked off with the puppy. If you have any information regarding this puppy, please do the right thing and contact the Edgewater Police Department. If you are the person who took this puppy....please do the right thing and return her.

The inferno fire began from a careless cigarette butt igniting some trees north of the building. Fortunately a patient loading her animals in her car saw the fire and went back in to the building to alert Dr. Castro and to report the fire. Because of the close proximity of a mobile home park next door, the fire department wisely called in for added help and because these first responders came we have such good results to report.

I don't play any games with any of my buyers or sellers. I am sometimes brutally honest, which may lose me a buyer or seller, but I tell it like it is no BS from the start and people really appreciate that they can take me for my word. The people that lie to me or want to avoid the trurth are not wanted as my customers. I just let them go! There is a like of throath cutting going on everywhere, which I tend to avoid. If another Realtor wants to play that way, fine by me, but not with me or my customers...just telling you how I sort them out...hope you all find more happier times in this great time to be in real estate

Also, I tell my buyers this..."You can cheat on your husband, you can cheat on your boyfriend, you can cheat on your taxes, but you can never cheat on your Realtor!" and I tell their friends that too...ask Sue, she works at Home Depot in New Smyrna, she's in flooring, all her coworkers know me...

CLOSING A BANK OWNED

Today my dear friends will close on a bank owned property. I have been working with my friends as buyers since September 09. Seems like it took forever, but we close today. We have had several failed contracts on other short sales, a few bankowned and even one in probate, but when this one came onthe market, we looked immediately at it and it fit our their need perfectly, so the day it came on the market, which was back on the market, due to a failed contract with another Realtor, we made an offer January 13, 2010. Not much happened, except they had already done a survey for the previous buyer and I tried to find out which local surveyor did it to get e recertification to no avail. I contacted the other Realtor that had the contract and she told me the title company had the information. It was a company from out of town and they sent me a recertification with an invoice for $325. What do they think I am, stupid? I can get any one of my local guys to redone a survey for $250. A recertification in our area should be around $150. So I contacted the management company that hired the out-of-town surveyor and told them that was bad business. They wanted my buyer to pay the full amount, becuase the previous buyer did not pay for the original survey. Are they nuts? I explained that I did not even need a survey, because this was a cash deal and since they already sent it to I thanked them and told them I would go local and get 1 for $250 and they would not get paid at all, bad business! They called me backin ten minutes and agreed we would pay $200 for their survey. Better to be paid something than nothing. Anyway, I know that everyone should get paid for their work, but really, penalizing my buyer because you may (and I have no proof that they have not been paid by the first buyer) or may not have collected your money from the other buyer is wrong.

That seems to have been the only hiccup in this transaction that will close our side today with a courtesy closing at Fidelity and hopefully be funded by 11:00 a.m. by Sun Belt Title, which, by the way, are fantastic people to work with. Barndy and Yee worked on my file and really know what they are doing. Things went smoothly and that is exactly the way I like them to go.
