Fortunately, because foreclosure costs are high and lenders would rather avoid them if possible, most are willing to go along with a cooperative seller who is seeking a Short Sale. After all, if a bank Forecloses they will have to eventually place the property on the market and sell it, which is the only way they can hope to get any of their money back. That being the case, most are more than happy to approve a reasonable Short Sale offer.
Of course, the benefit of a Short Sale to the homeowner is avoiding Foreclosure, and the probable long-term debt of a deficiency judgment that often goes along with Foreclosure.
