Eagle Harbor Market Report | February 2012

Inventory of Eagle Harbor homes for sale continues to be down from the past few years, and sales were down 50% in 2012 over 2011. Here is a breakdown of the Sold activity for February 2012. February is historically still one of the slower months of the year for closed sales.

The two sales were - $250,000 for a 2500 sq. ft. short sale in Waterford Landing, one of the first custom home communities in Eagle Harbor, near the Swim Park. This house sold for 78% of original List Price, which was $319,000.
The other sale was for $194,900 for a 2,314 sq. ft. home in Eagle Watch. This home was a Foreclosure and sold for 98% of original list price, which was $198,900.
Inventory in Eagle Harbor is down from levels of 84 in March 2010 and 99 in August 2010.
If you subtract the houses that are "Active Contingent" then there are only 70 Active Listings. This decline in Listings, combined with increased Buyer demand, could signal rising prices in Eagle Harbor this Spring.
Are we experiencing a Real Estate Recovery? The determining factor in this will be the number of distressed properties competing with regular sales.

Eagle Harbor Hail Damage
If you live in Eagle Harbor, you probably have noticed roofing trucks at various houses and received flyers in your mail box alerting you to the fact that there was a hail storm last summer and your roof may have damage. You have also probably seen some roofs being replaced.
Here is a photo of a roofer on our roof last week examining all sides to assess whether or not we had hail damage.
If you have someone look at your roof, be sure that it is a company that you know and respect. Get references and get a second opinion. The first person who looked at our roof said we didn't have any damage. The guy who looked at it last week said we had damage on all four sides. The first person we didn't know. The guy last week we have done business with and they have an excellent reputation.
Do your homework, and if you do get a new roof because of hail damage in Eagle Harbor last summer, you have to get ARB approval if you change anything from the original roof.

Don't miss our Eagle Harbor Produce & Arts Market this Saturday, Feb. 25!
There will be LIVE Music and over 50 vendors, selling fresh produce, crafts, art and specialized products. It starts at 10 and runs until 2PM.
Just park in the Fleming Island Elementary School parking lot and walk over to the Golf Club. It is held in the Golf Club Parking Lot.
