How are you doing? How have you been? I am writing this note as I guess I started a tradition last year of taking a few minutes (or hours) to reflect back on the year and talk about what I have to be thankful for. 2009 brought me more life changing revelations and gifts than every other year in my life COMBINED! I am so happy and grateful to have so many wonderful things happening in my life and to have happened in my life.
I had two major things happen in my life this year. (1) I recconnected with my Dad after 13 years and introduced him to his grandkids. A lot of you have heard that story, if you would like to read that, you can visit my blog at http://rayhigdon.com/my-note-to-my-dad-after-seeing-him-for-the-1st-time-in-13-years/ This is an event that changed my life, freed me mentally from some of the past baggage I had been carrying around and helped my kids understand a whole new chapter in their lives.
The second major thing, most of you have not heard. I learned why I have had every success and every failure in my life. Now that is a pretty bold statement right? It is the truth. For years I have gone around jumping from business to business from network marketing company to network marketing company to real estate to internet marketing and the list goes on and on and on. I always liked doing multiple things and some people called me a “Serial Entrepreneur”. However, I never grew ANY of them to a point of MASSIVE success. I never knew why, until this year…

En bref: une short sale est lorsque les proprietaires sont au moins en retard de trois mois sur leurs paiements et lorsque la maison sera vendu, ils ne seront pas, dans la plupart des cas, responsable entre la diffrence du prix de la vente et ce qu'ils doivent a la banque.
Le probleme avec les shorts sales est que cela peut prendre plus de 2 mois a 4 mois avant de prendre possession d’une maison par ex et que la banque n'a pas necessairement approuve le prix de vente.Il faut beaucoup de patience.
Une "foreclosure" est lorsque la banque devient de nouveau le proprietaire d'une maison.C'est une saisie, une reprise hypothécaire. Les "foreclosures" sont beaucoup plus interessantes et la banque repond rapidement aux offres. C'est l'ideal. la Banque peut repondre, en general, entre 24 heures et une semaine a une offre.
Les prix de foreclosures sont en general bien au-dessus de la valeur de cette proprietee. Normalement la banque demande 10% du prix de vente apres que l’offre est acceptee. le reste est du durant la cloture ou “l’echange de mains”. Preuves de fonds financieres doivent etre fourni durant l’offre et les acheteurs ont normalement dix jours pour completer leurs inspections apres que l’offre est acceptee.
Un acheteur aux USA a le droit de retirer son offre si par exemple il n’est pas satisfer avec l’inpection, mais cela doit etre formellement fait avant que la periode des dix jours d’inspection se termine. Une “foreclosure” peut etre financer par une banque comme en France, Canada ou par ex an Belgique, Suisse.( Excusez mes fautes d’hortographes meme si j’ai passe mon BAC a Paris la grammaire n’a ete mon fort.Ne vous en faites pas ma grammaire s’ameliore!)

Home tips from Joe Kendall, Realtor with Sandals Realty ! Wooded Floors, Let Them Shine !
I happen to run into a few agents at the local coffee shop last week and we started talking shop so you would say, one Realtor stated to me about they have a couple homes they are trying to sell with wood floors. She told me they just always look dusty or dull looking. I told her, what I do to bring out the luster was to use Old English Furniture polish and a dust mop!
The polish covers up the scratches in the floors well and also provides a luster to the wooden floors. it's great to do before an open house ! I received a call from one of the agents yesterday and she told me thanks for the tip she could not believe the difference in the appearance of the floors,"it's like there a mirror " and it really raised the presentation of each room. Give it a try!
