Marketing a bank short sale deserves the same attention as any other home ! Why not ?
Southwest Florida Cape Coral, Fort Myers Florida real estate market February 2010. So you are thinking about selling your home in southwest Florida? Well let me start by saying, When I am talking to Sellers about putting there home on the market for sale two main points the Seller's want to know is what do you think my home is worth? Will the bank work with me on the selling price? and what are you going to do to sell my home?
Let's start with what is the number one reason, why homes do not sell ? Price ! It is all about Pricing it correctly from the start ! The main reason homes are placed on the market at to high of a price is because the Sellers have not lost their emotional attachment to their home.
Selling your home in today's real estate market can be described as it is only worth what the home will appraise for and what the buyers are willing to pay for it . Your lender understands this as they loan money to buyers for purchasing homes. Banks understand it's only worth what the current market will bear ! They just don't tell you they know that your home is worth much less today then what you owe on it . Today in 2010 It's very competitive real estate market, Just look around, the bank foreclosures and bank short sales are setting the price values all around the country and southwest Florida is no different !
Regardless of what you payed for it from 2002 till 2010 you are more then likely upside down as far as what you owe on your property compared to the current local prices. The bank short sale process is a way to avoid foreclosure with the fastest way to returning your credit score back to where it probbly was just a couple of years ago.
You have to want to get rid of the home regardless of how long you have owned it, how many improvements you have made, how much nicer your home is then any other homes on the street if you want to adviod foreclosure. Today's current real estate values are rolled back almost 10 year ago levels and in some areas such as Cape Coral Florida and Lehigh Acres Florida where the market prices are even lower as they are driven by the supply of foreclosures and short sales homes currently on the market.
Your emotional attachment will play a huge roll in your ability to sell your home. It's a Buyers Market They hold "All the Keys " to you selling your home! But Pricing it correctly, Staging the Home, Displaying Great Curb or Waterfront Appeal, will make your home stand out in a crowd ! Even if its a bank short sale or foreclosure !
Just because it's a pre-foreclosure and listed as a bank short sale dose not mean this should be any different ! My approach is list it just like any other listing ! It's all about marketing the home well with several interior and exterior pictures! Let the pictures tell the story! People become interested online in your home buyers mnay time buy with their Eyes without even being here to preview your home !
Then we need to reach out to as many home buyers as possible, having a "Strong Internet Marketing Program" with search engine results in your local neighborhood and your City will help you get the exposure to home buyers near and far! This type of exposure these days is needed to help you sell your home.
