It's no secret, people looking to buy in this market are looking for 1 primary characteristic in their future home or condo. They want a phenomenal deal. I can certainly understand this mentality, especially with what the media portrays as the current status of the market.
The hard part for people to grasp is the fact that almost EVERYTHING in this market is a phenomenal deal. Look at it like you would a sale at your favorite retail store. Let's look at it from this hypothetical situation. "Hey everyone! There's a 50% off sale the entire year at Macy's!" Would you go to Macy's to buy something...probably.
The Plantation Fort Myers bank owned homes are no different than that sale at Macy's. Well, no different except for 1 major point...the inventory is very scarce. Bank owned foreclosures do not come along very often in Plantation Fort Myers. The developer Centex, couldn't have possibly started the project at a worse time, but the fact remains that very few foreclosures come on the market, because the community is so new.
When they do come on the market, you can be sure there will be competition for that property, because everyone knows that foreclosures are the best deals on the market. Just in fair warning, be prepared to come in at or around the listing price, because if it is a truly nice foreclosure, they tend to sell at or above it.

The Plantation Fort Myers Foreclosures
The other day, I had a client ask me about the possibility of any Plantation Fort Myers foreclosures on the market. They absolutely loved the community, but they were looking for a better deal than what Centex Homes was offering for new construction. I don't really blame the question, especially since people looking to buy homes these days are looking for the best deals they can find.
Here are the realities in regards to Plantation Fort Myers foreclosures. They are extremely RARE. Does one ever come on the market? Sure. The Plantation is not unlike any other community in Southwest Florida in that prices are much lower now than they were just a couple of short years ago. Therefore, you can find some short sales and the occasional short sale that hit the market.
What is EXTREMELY important to know about Plantation Fort Myers foreclosures is that when and IF one comes on the market, they tend to go FAST. Think about it. You can get an unbelievable community, great golf, and a terrific home at a super discount...it's going to go fast!

"The Heck with Foreclosures and Short Sales, I'm Building a Home in Plantation in Fort Myers." These were the words of a good friend of mine. I have to admit, being a Realtor, I was quite shocked by his statement.
For the price, you just cannot beat purchasing a Foreclosure or a Short Sale, but some people are giving up on the chance to save. When I spoke to him in depth about his decision, he commented that most of the distressed properties were badly abused and dealing with the banks was not worth the hassle.
