New Construction in St. Johns County - Why Durbin Crossing is the place

As a resident of Durbin Crossing,Durbin Crossing South Amenity Center PoolI can certainly understand why Durbin Crossing is the fastest selling community in the Jacksonville area. Metrostudy, the nation's leading provider of housing statistics reported a total of 150 annual home construction starts and 161 annual closings for second quarter. Durbin Crossing is appealing for many reasons -- including St. Johns County schools, amenities and the value of the homes.

Durbin Crossing is in the northwest part of St. Johns County with fairly easy and certainly less congested access to I-95 and 9A. Durbin can access South I-95 by taking CR 2209 to 210 or by taking Racetrack to Bartram Park. My husband only added 10 minutes to his Southside commute from our last home in Mandarin.

The St. Johns County Schools are known in the area and throughout Florida for their high FCAT scores and were the top ranking schools in Florida. People relocating the area are doing their research and know if private school is not an option, St. Johns County is the next best thing. Schools have active and involved parents and the demographic of the area and higher property values mean there is more money in the county than the surrounding areas. In addition, the schools tend to be newer and therefore are outfitted to offer the latest technology as well as functional use of space more conducive for the latest teaching trends.

Another reason Durbin Crossing is appealing is in terms of what your money will buy. There is something for many price ranges starting with Richmond American Homes for 1500 square feet in the $179,000 range and going upwards to Toll Brothers and Holder Johnson in the mid $500s. There are many builders in between these prices including DS Ware, Providence, Ryland Homes, Mercedes, Drees, Advantage Home Builders, Dream Finder Homes. Toll Brothers and Richmond American Homes also vary in price.

In order to entice buyers, builders are throwing in all the bells and whistles (or the kitchen sink so to speak) including upgrade allowances, CDD fees, refrigerators, closing costs, window blinds and more. For many resale home sellers especially where there is a short sale involved, it's tough to compete. This is one of the reasons my husband and I chose Durbin Crossing for ourselves. When we looked at what was available in the Julington Creek area, we couldn't find a home nearly as nice for anywhere near what we ended up paying for our home. We were also able to negotiate closing costs where many sellers just don't have that much room to compete.

Having said all that, while the amenities at Durbin Crossing are beautiful, they don't compete with the new Julington Creek Plantation Amenity Center and the CDD fees are much higher in Durbin Crossing. The difference is JCP has 10,000 roof tops while Durbin Crossing, once finished, will only have 1500. This means the two pools in place will never be as crowded. Another feature that makes Durbin Crossing stand out are the community sidewalks and bikepaths through the neighborhoods. In JCP, residents in the neighborhoods must ride bikes and push strollers on the street.

In addition to people relocating to Jacksonville from out of state, many JCP residents are making the move to Durbin Crossing beccause they want newer homes. Newer homes are built to be more energy efficient, follow updated building codes and like the newer schools in the area are built for the changing needs of the times offering tech centers, open kitchens, higher ceilings and more flunctional use of space.
