Here are the 2011 stats and 2010 for comparison -

The Intracoastal West area of Jacksonville stretches from the ICW roughly to about Kernan, and Pablo Bay is one of the communities located on San Pablo Road, with easy access to JTB for commuting or to the beach. You can see from the report above home sales are down year over year 20% which is interesting, and home prices are down 10% on the high end to 23% on the low end, looking at figures year over year.
Days on market is down, leading me to believe the sellers are pricing and presenting their homes correctly in this popular subdivision; which puts Pablo Bay on par with Beaches communities, where we pretty much continue to see days on market decreasing.

You can see from the report above home sales are down year over year 41% which is interesting, and home prices are fairly flat on the low end (2.6% decrease year over year is not statistically significant).
Days on market has crept up, however, making me wonder if the sellers are pricing and presenting their homes correctly in this popular subdivision; almost all of my other market reports have seen the opposite: where prices have increased year over year (however nominally) and days on market has decreased.
