After two months of disappointing results for the Jensen Beach (ZIP Code 34957) we’ve had a slight improvement for December. Inventory, unfortunately has also been creeping back up which will continue to exert some strong negative price pressures. There does appear to be increasing activity as the season approaches and we’ll see if the market picks up for 2012.

The market (ZIP Code 34957) showed a small decrease in inventory this month, yet is still more than 40 homes less than last December, while having a greater number of sales than last year (an increase from last month). Also almost 20 more pending sales from last December which is a slight decrease from last month.
Of the closed sales in the past few months, there are a significantly higher number of homes in the medium to upper price ranges as compared to the past few years, showing a renewed interest in the medium and upper end of the market. Provided the numbers for distressed homes don’t increase in 2012, we should see continued growth and good activity in the Jensen Beach, Florida real estate market.

Last months disappointing results for the Jensen Beach (ZIP Code 34957) has continued into November. At least the inventory didn’t increase and there were 2 sales this month as opposed to last months 1. Last year at this time, 3 sales, 24 pending sales and 65 active listings. In the residential segment (single family homes) of the market, we’ve seen a marked improvement over the past year. In the market, this hasn’t been the case.

Speculating on the reasons for this could be the current low prices of single family units. The difficulty of obtaining financing for condos in this lending environment and the nervousness regarding the economy and future being felt by the more senior set that tend to go for the condo type of housing. Condo sales tend to be more active after the holidays and we will hopefully see an increase in activity following the holiday season.
