All the signs are there!

It's not just the name, SCRIPPS®, on the signs that tells you this biomedical giant is setting up shop on Florida Atlantic University's Jupiter campus. The exteriors of its three buildings are nearly complete. The spire atop the centrally located administration building is already a landmark for drivers on Donald Ross Road. And Scripps' new facilities, after 14 months of work, will be formally occupied by the end of January, 2009... though scientists will be moving in equipment as buildings are completed.

Science there is already well under way! It's been reported that Scripps has received 39 research grants valued at more than $30 million and has already spun off one start-up company from its research. It's made 13 patent applications and hired 260 employees. Those are significant signs!

So what does that mean to the rest of us. Well, look for more traffic off 1-95, on Donald Ross. And watch the prices of Jupiter real estate start to rise. As transfers move into the area, it won't just be corporate investments that bump up our local economy. It will be the demand for Jupiter homes and the flow of new paychecks into local businesses for goods and services.

Ok, it's not what you think! Yesterday, I went from Atlantic City to New York city with a 6 year old boy in tow. I prepared extra food, toys and plenty of diversions. As the day progressed, not unlike all 6 year olds his attention span became shorter and my ability to keep him focused became more challenged. (like our buyers about mid afternoon)

It suddenly dawned on me, in my back to basic moments, that I can't really get what I want if he doesn't get what he wants.

Isn't this somewhat like working with a buyer. We can't get what we want if they don't get what they want. Don't we often head into a home showing without really knowing what the buyer wants. We pick out a dozen houses to show and hope that something speaks to them. Besides the usual 20 questions, two story, pool, yard interview it struck me that the answer is not always in those basic questions. How about the perfect home that they won't buy and we can't figure out why? Maybe it's an exterior color they hate or some unexplained bad memory of a house color from a previous marriage, or a bad knee that prevents them from looking at a house with a step down in a foyer. Sometimes the buyer motivation is anything but what is xpected. Finding what they like might be easier. Finding out what they DON'T like might be a bit more work.

Truth is you're never going to the bank unless you buy into their priorites. They don't have to be agreed with, just understood and respected.

As far as the little six year old, he just wanted to be in control of the situation. He didn't want to have his hand held. We put his mom in front and me behind him and it gave hime a sense of independence. Here again, not too different than many buyers.

Heres an overview of the Abacoa section of Jupiter.

When you exit the interstate ot Donald Ross you will be greeted by the campus of Florida Atlantic University, Scripps, Roger Dean Stadium and Abacoa Golf Course. Donald Ross is the Southern boundry of Abacoa and on the Northern boundry is Indian Creek Parkway. The Abacoa area of Jupiter is a preplanned community with high density living supported by shopping and local live/work stores. There are single family homes, townhomes, and condos all within the Abacoa area. The downtown area features loft style living above retail and then retail stores down below. There are several individual communities within the Abacoa corridor including, Antigua, Tuscany, Valencia, Martinque, Downtown Villages, The Island, and Paseos.

On the eastern side you have Greenwich and Newhaven. As you travel north up Central Blvd. you have Somerset, Valencia, Cantebury. The Abacoa area of Jupiter is most renowned for its friendly atmosphere and that includes downtown shopping, the baseball stadium, the ampitheatre, Florida Atlantic University, and Scripps Research, and its numerous outdoor festivals including artigras and the Italian Festival.

Most homes today are designed with front-entry garages. And I personally hate them! They detract from the beauty of a home, dominating the visual scene.

More than just an architectural eyesore, front-entry garages create the opportunity for all sorts of unpleasant views. How often have you looked into an open garage to see car repairs in progress, unpacked moving boxes stacked to the rafters, piles of trash, garbage cans, messy do-it-yourself projects in process, or bags of dog food and piles of old clothes scattered about. Hardly appealing to the neighbors.

We all live with a certain degree of clutter and messiness. But with the right garage orientation you can dramatically limit its public exposure!

Clearly if John had Donne his homework, and visited this charming Divosta Abacoa neighborhood rimmed by lush green golf courses and lazy little lakes, he would have known just how beautiful that concept can be.

In The Island, well-established trees line the streets. Three, four and five bedroom homes are amply endowed with big welcoming front porches and portachaches. Houses on the outside back up to rather spectacular views of the golf course & lakes. And even though the street names ring of Barbados and Bermuda...the architecture is far more Cape Cod than Caribbean. But don't worry. The net effect is pure charm.

It's a family environment. Contiguous to the best of Abacoa, but slightly removed as its name implies. Quiet, lush and lovely. And the prices are surprising for all Divosta built in to these delightful homes. Finished in 2001 or thereabouts, still fresh enough to feel new, and incredibly well kept up...these houses will hold more than their value for many years to come. They'll hold people who know you can live happily in an island of tranquility and still feel comfortably connected.
