Using printed paper can save trees and $$$ .

Many companies are offering you the Paperless Option not only to save paper but to have a smaller pile of incoming mail every day. Your bank statement and many others can be combined into a single e-mail notification or online statement- Going PAPERLESS is going GREEN.

Not only companies can cut down on mail and clutter but you can help save more than many tons of paper per year which is good for them and the environment.

Do you know how many trees are used to make a ton of paper?

A study made based on a mixture of softwoods and hardwoods trees 40 feet tall and 6-8 inches in diameter, it would take a rough average of 24 trees to produce a ton of printing and writing paper.

Here are some numbers and facts regarding quantities of trees used to make paper

A pallet of copier paper (20-lb. sheet weight) contains 40 cartons and weighs 1 ton. Therefore,

10 reams of 100% virgin copier paper use .6 trees

1 tree makes 16.67 reams of copy paper or 8,333.3 sheets

1 ream =500 sheets uses 6% of a tree

1 ton of coated, higher-end virgin magazine paper (used for magazines like National Geographic and many others) uses a little more than 15 trees

1 ton of coated, lower-end virgin magazine paper (used for newsmagazines and most catalogs) uses nearly 8 trees

My office uses around 15 boxes each month- each box contain 10 reams-makes your numbers.

I use recycled paper and you can do print and save a lot of paper- When printing MLS listings and other material not needed to be presented to clients do it on recycled paper / paper previously used and printed in one side. Another thing -use recycled paper printed in one side to reprint material not needed to be presented or only needed to be filed in personal files-in home office file.

Some previous drafts of contracts can be printed also in previously printed paper. If is to be faxed, better yet.

E-fax in another convenient way to save paper. Keep files in your outlook with a folder name for each client. Back up your data every week. There is no need to keep a lot of papers or e-mails printed in all your files.

To implement the saving of paper, I do upload my fax-copier and in home printer with previously one side printed paper- even my son knows when to use blank paper and this is a good way to teach them not only to recycle but to save paper too.

I had the idea of implementing this routine in my office - we can save and probably cut down to a 35% of paper used - and we have 35 offices. We have to create and use printer number one with blank paper and printer number two with recycled paper- previously used in one side. Printer number three is color- special presentation projects require a good quality paper- not recycled or PU. Printer number two is to print paperwork needed for personal use-like listings and old material.

If you are in Miami Dade County, call Solid Waste Management 305-633-3100 to set up an account to have used- printed paper picked up for recycling. They provide with a 96 gallon Blue cart container for a weekly collection. Monthly charges applies as for fuel and service.

How to Stage an empty House

Home staging is very important marketing technique for selling homes, either they are furnished or not.


There are important things to remember about empty properties


1-People buy Homes and not House- it's therefore essential to give them the feeling of a Home- which can't exist in an empty space
2-Over 90% of people can't imagine what a house could look like with furniture in it if they have nothing to compare with their own furnishings to in an empty space. A room actually looks smaller empty than properly furnished and organized.
3-If there nothing to focus in, the negatives and defects will become more apparent to the prospective buyers.
4-When a house is empty house it gives an impression of an urgent need for selling and you can expect to get lower offers than proper ones.
What do you need to do when the house is empty
Outside: take care of the lawn and the landscaping - keep cutting the grass, triming hedges & bushes- plants-flowers . Rake leaves in the fall, and make sure that there is a clear path to and around the house. A fresh and clean coat of paint for the front door and fence is a must.
Inside: keep the house clean - ceilings, walls, windows, floors and carpets. The house can be repainted in neutral colors.
There is no need to stage the full house but it's indispensable to put attention on few rooms like - entrance, living room, dining room and a master bedroom.
Few pieces of furniture can be enough- there is no need to add a lot of furnishings-, but just to give a living idea with art and accessories and always keeping rooms decluttered and spacious.
Renting furniture on a short-term basis is a good plan. Being creative and adding some simple staging techniques will convert your empty house into a "home".

2008 Real Estate Forecast

Over the next few months, existing-home sales are expected to hold steady as indicated by the pending sales activity, then rise later in the last part of 2008 and continue to improve in 2009, according to the latest forecast by the National Association of Realtors®.

In efforts to curb the increase of foreclosures due to irresponsible lending practices and complicated mortgage products the government is allowing a modification of certain loans and/ or freezing the interest rates for up to five years.

The loan modification program is a good first step in helping deserving families keep their homes.

Forget previous years of RE glory- they are gone and this new year we have to start with a fresh outlook, use our resources and study plans on how we are going to get a good year up to an improved 2009. This year we will be faced with more challenges.

All the media and Press we have been hearing has been adverse and will most like continue to be throught the year.

Despite the stats and the news we have to turn that around and use it to our benefit. Professional Realtors are in demand by those that need us.
