The Sanctuary at the Key West Golf Course is that special section reserved for primarily grand homes with great golf course views amid lush tropical foliage. Large iron gates separate The Sanctuary from the rest of the development. Once you pass the entrance you will see small lakes to the left and links to the right. Then the great houses come into view. The Key West golf club community has two pools, a fitness center, and lush landscaping. While the houses here are relatively new (205 Golf Club Drive was built in 2000), the densely landscaped streets and Conch style homes give this community the appearance as being of an earlier era.
Everybody wants a bargain these days. Some people think they can get a bargain by buying a bank owned property where they can work and spend money to fix it up and make it livable. Some bargain. Some fun! This home needs a new refrigerator and a washer & dryer. This house has so much to offer and the price is competitive with two bedroom one bath condos at the Shipyard in Truman Annex which the same developer built. Those condos are about 1000 sq ft less in size. This property is a bargain in my opinion. It is close to Key West but it is far enough away to appreciate the distinction.

I wrote about 283 Golf Club Drive earlier this year shortly after I showed it twice to a potential buyer. He ended up buying a home in the Casa Marina area and loves his decision, but he was genuinely taken by the beautiful views of this particular golf course home.
I have been inside several of the grand homes located at The Sanctuary. It's amazing the different feeling you get when you walk in the front door of 283 Golf Club and view the fairway through the French doors. It is stunning. There's no mistaking that view for anything other than a golf course. The homes on the opposite side of the fairway with their distinctive architecture are par for this course.
The master suite is located on the second floor which has a glorious rear balcony that overlooks the golf course. I remember wondering to myself as I snapped the above picture what would it be like to wake up each morning to have such a beautiful view. I don't play golf so I don't dream of owning a place on a golf course, but if I did, this view and this house would get my attention.
283 Golf Club Drive is a 1600 sq ft home that was built in 1999. The home has three bedrooms plus a study (or fourth bedroom) located off the living room. The living spaces on the main floor are broad and welcoming. With the French doors open, the outside view instantly makes the inside seem even more expansive. There are double decker porches on front and rear plus a covered off street parking spot.

If you are looking for a large home on the Key West golf course for a modest price, you should definitely consider the newly listed Bank Owned property located in The Sanctuary at 215 Golf Club Drive. The listing agent describes this home like this:

As I waited for some buyers the other day, a young family with two kids and a big puppy walked by. They said hello and I thought to myself, this really is a nice place. It is close to Key West but it is far enough away to appreciate the distinction.

I think the Bank Owned unit at 42 King Fisher Lane in the Key West Golf Club Community has got to be the best bargain out there at this time. I have enthusiastically showed this unit a few times. It has a good layout; it is in good condition; it has a very nice view overlooking the golf course; and it is priced to sell. The asking price is only $189,000. I did a quick comparison between this 780 sq ft unit which is priced at $243 per sq ft to the three other same sized units active listed units that are offered at $422 per sq ft, $449 per sq ft, and $301 per sq ft (this unit is a short sale). The average asking price per sq ft is $371. Value buyers ought to look at all four same to determine the best value as it relates to their specific needs. But I think most buyers will agree that on a per sq ft basis, 42 Kingfisher Lane is the winner on a cost basis. I did a quick check to see if there were any other similarly sized townhomes available elsewhere in Key West so that I could compare to 42 Kingfisher Lane. There is only one lower priced townhome that is located at Key Cove CLICK HERE. That is deed restricted and requires mandatory residence in Monroe County for at least one year prior to purchase and sales restriction when that unit is sold. The 42 Kingfisher Lane is not impaired by those buying or selling restrictions.

Other than that, the place looks pretty much ready to move into. You could relocate the laundry to the second floor and add a half bath downstairs for about $2500 or so. Get a plumber and contractor to verify the costs.
