Pelican Landing Condominiums - Key West

I have written about Pelican Landing Condominiums before. A couple of years ago I wrote about a penthouse unit offered as a short sale, and earlier this year I penned a piece about a bank owned unit. The short sale unit is still available, but the bank owned unit was sold. 915 Eisenhower Drive Unit # 302 is not afflicted by the stigma of being bank owned nor is it a short sale. Instead, it is a very nicely furnished two bedroom, two bath unit with a boat slip and a transient license that is priced to sell at just $399,500.

Second bedroom with en-suite bath is also a lockout for easy rental

View from the deck of Unit 302

Pelican Landing Condo Unit #302 has 1215 sq ft of living space plus a large balcony that overlooks the pool and grounds below and the boat slips that are just a tiny part of the Garrison Bight. The transient licensed unit has the advantage of having a lockout so an owner could rent one bedroom and still use the remainder of the unit himself (or herself). That feature provides a usage not available in most Key West condos. There is an on site manager that can rent the condo, but an owner can use any property management company.

CLICK HERE to view a slide show of photos of this unit. You will see that the unit is nicely furnished. This place is clean and as well maintained as any I have seen. You could move right in and not do anything. And everything you see in the photos is included in the sales price. The building has covered parking, an elevator, pool, spa, and boat slips and piers. Boaters might find this place an affordable alternative to buying house or condo elsewhere and then buying or renting a boat slip.

Each unit has the use of a boat slip

I did a quick mls search to find a comparable value under $400,000 for units with comparable features. CLICK HERE to search the Key West Association of Realtors mls website and see for yourself how this unit compares to other properties. There are a couple of nice units with transient licenses on Coral Way on Stock Island, but they do not have boat slips. Some Seaside units with transient licenses are priced around $100,000 less, but they are located on the far east side of Key West. There are some nice units at the Key West golf club, but they do not have transient licenses. You might have to pay $449,000 to purchase the least expensive unit at 1800 Atlantic Condos that has a transient license. And the least expensive transient licensed unit at Shipyard Condominiums is $449,000, but that unit is only 680 sq ft and only has one bathroom. Compare for yourself.

This unit is not my listing, but I would be pleased to show it to you. Please call me, Gary Thomas, 305-766-2642. I am a buyer's agent and a full time Realtor at Preferred Properties Coastal Realty, Inc.

1410 Angela Street - The Meadows Area - Key West

1410 Angela Street - Key West - circa 1965

1410 Angela Street - Key West - 2011

The listing Realtor describes the wood frame Conch house at 1410 Angela Street this way:

"Located in the popular Meadows neighborhood in Old Town Key West this spacious and well maintained home features 4 bedrooms, two bathrooms, private room for an office inside master bedroom, fenced back yard with inground pool and covered deck, detached utility room with laundry. French doors in master bedroom open to the covered deck and pool. Completely fenced with off street parking and plenty of space to park on the street. The original house is a 2/1 Conch Cottage upgraded in 1998 with a 2/1 addition that is setup as a lockout, great for a mother-in-law unit or guest area, two-zone central a/c and pool. Set back from the street on a large lot landscaped with tropical trees and shrubs. Owner financing possible."
Living room and kitchen in main part of house

Bedroom in mother in law addition

This house is a Conch style (simple one storey wood frame construction) which was expanded with a large 'mother in law' addition. The mls listing shows the property as having four bedrooms which would be correct if the living room in the mother in law unit were used as a bedroom. An interior doorway still separates (or could reconnect) the main living area from the mother in law unit. The interior of the original house is more typical of homes up north in mid-America than potential second home buyers for Key West cottages expect. The mother in law unit has vaulted ceiling that adds space and volume but also takes away a bit of privacy.

The the three big selling features of this property are the size of the home, the lovely yard, and the beautiful pool. I think a new owner might want to remove the current stucco exterior and replace it with a more correct wood siding. There aren't many houses in the Old Town or Meadows area with four bedrooms, especially nice homes with a pool and off street parking that are priced as affordably as this one. A new owner might redo the rear deck and pool by converting an existing shed into a pool bar. It's not that the place as it exists is 'wrong'. It just isn't as good as it could be.

CLICK HERE to view the Key West mls data sheet on 1410 Angela Street which is offered at just $659,000 or $409 per sq ft for this 1610 sq ft home located on a 4624 sq ft lot. 1319 Newton Street - The Meadows Area - Key West

Just listed by Preferred Properties (that's where I work but this is not my listing), 1319 Newton Street in the Meadows Area of Key West. The listing Broker describes this home thus:

"This charming 2/2 historic home is in pristine condition. Located in the Meadows area of old town,it is picture perfect with a white picket fence, a dreamy front porch and orchids hanging in the palm trees. It offers a spacious living/dining room with custom built-ins and beautiful polished Dade co. pine floors. The kitchen adjoins a home office and opens to the awning covered deck and outdoor dining area where steps lead to a whirlpool spa. There is a lovely guest bedroom and bath on the first floor. The entire upstairs is the large master suite complete with a marble tiled master bath, a walk-in closet, a wet bar, laundry plus tons of storage space. There is even a private balcony off the master suite. This beautiful home is a must see!"

1319 Newton Street was built circa 1895. It is nestled among the many similar houses of that era plus a few new ones that were added in recent years. The lot is about 24.5' x 80' deep. The house is 1512 sq ft and has been carefully updated with attention to detail. This is no "cookie cutter" cottage. It is an "original". The price is just $635,000.

1501 Olivia Street - The Meadows Area - Key West

Just listed, but not by me, 1501 Olivia Street in Key West. The listing Realtor describes the home like this:

"The Meadows Corner Lot Historic Beauty. Distinctive Historic Residence At The Quiet Intersection Of Olivia And Pearl Streets. Wrap-around Front Porch With Gingerbread Architecture. Off-street Parking. Nearly 2000 Living Sqft On 4800 Sqft Corner Lot. Opportunities For Updating, Great Bones. Wood Floors. Heart Shaped Pool And New Landscaping Provide A Very Private Setting. Historic In Every Way."

The Monroe County Property Appraiser says this house was built circa 1906. It has an understated beauty that transcends the decades. I found the photo below taken in 1965.

1501 Olivia Street as it appeared in 1965

Same house but a different view in 2006

Same location in 2007

And the way it appears in 2011

The four bedroom two bath house has 1948 square feet of living space on two floors plus that incredible 443 sq ft wrap-around porch. The lot is relatively large for the Old Town area (64' x 75' or 4790 sq ft). That may not seem large compared to lot sizes up north, but it is larger than normal in the Old Town area. The current owner bought this house in 2007 and added a pool and air conditioning plus upgraded electric and plumbing. The asking price is just $700,000 (or $359 per sq ft). That, dear readers, is a lot of house for the money.

This home is owned by the same owner that has the adorable cottage I wrote about last week that I affectionately called The Love Shack. That place is just too cute for words. It's small and would make a great guest cottage for the main house. (Methinks that is why it was purchased at the same time by the current owner.) Both properties are offered for less than the original purchase price. There is no mortgage so this is not a forced sale.

If you are looking a for a big house or a little house or both, please contact me, Gary Thomas, 305-766-2642 to arrange a showing of either house. I am a full time Realtor at Preferred Properties Coastal Realty, Inc. in Key West.
