If you are looking for a "Fixer Upper" may I suggest that you consider the new listing at 1230 5th Street in the midtown section of Key West. I showed the property last week one day after it was listed. My buyer was looking for a place he could fluff and make all nice. The challenges this property presented were more than my buyer anticipated.
The listing Realtor describes the 5th Street property this way:
"Spacious 4 Bedroom 3 Bathroom 2 story home on a large corner lot. Huge pool w Guest cottage in back with a one bedroom one bath living area. Bank owned."
This property sold in 2005 for $715,000. Nude Greek statues adorned the e pool area at that time. Two years later in March 2007 it was listed for $997,000 as a "A very large single family two story home located two blocks from the Gulf." When I showed it last week the property was divided into at least three living units with separate entrances, kitchens, and bath facilities. The pool was covered by a contraption to prevent accidental drowning and the Greek statutes were gone. It had all the earmarks of a bank owned property. Today the offering price is $331,500 or $129 per sq ft.
The house has 2573 sq ft of living space based on the info on the Monroe County Property Appraiser's website. That site does not include the guest cottage so the actual size may be a bit larger. The house is located on a 50' x 100' lot at the corner of Fogarty Avenue at 5th Street. That's a feeder street for this part of town. Click GOOGLE MAP for an aerial view.
I entered the downstairs unit and first walked into an odd little foyer and then into the kitchen. This level had several different floor surfaces and floor levels. It was as if someone kept adding or altering spaces to provide more living space and used whatever cheap building materials were available. CLICK HERE to take a slide show photo tour of the property.
There is a steep and narrow interior stairway to the second floor. It looks like there was some water damage in one of the rooms as the wood floors there are quite warped. Again, there are multiple floor levels and multiple small rooms.
I think a smart buyer would go inside this large property and demolish the interior walls and establish floor levels for the main floor and second floor and then build new interiors to the needs of the new owner. It would be silly to try to re-use the small and dysfunctional spaces. This property has a lot going for it, but not based on its current configuration. It will take a knowledgeable builder to fix this place. No amateurs should apply. But it is fixable and it could be once again a nice large home with a sunny pool and guest cottage.

The listing Realtor describes the newly listed Bank Owned property at 1208 Florida Street in Key West this way:
"Bank Owned property. Great Mid Town location close to the beach, Faustos on White Street, several coffee shops, restaurants, art galleries and retail establishments. 3Br/2Bth, two story home with off street parking for two cars. Just about everything is within bicycling distance from this unit. First floor has kitchen dining room, living room and bathroom. Second floor has three bedrooms, landing and bathroom. Second Floor balcony accessible from 2 bedrooms. Could use a facelift but is clean and livable."
I showed the property this past weekend. It was a rainy day (same day as the east coast was being brutalized by Hurricane Irene). My buyers decided they needed more room than this property provides. The house has 948 sq ft of living space divided between two levels. The downstairs consists two living areas plus the kitchen and a full bathroom. Upstairs you will find two good sized bedrooms both of which have individual access to the second floor balcony. There is a small third bedroom and a very small second floor bath. I took more photos which you can see if you CLICK HERE. This Bank Owned property is listed at $289,000 or $304 per sq ft. The second floor ceilings are low. The bathroom on that floor needs redone. Some of the interior space could be reconfigured to make the space more usable. The backyard has huge rear stairway that could be removed along with a nasty old tree. The removal of both could create a nice backyard space. This is a project house for someone with imagination and carpentry skills.

You know you are getting old when houses that were built when you were a kid are now considered classic and chic. If only that applied to guys my age.
I got a chance to revisit 2026 Seidenberg Avenue last week during Realtor caravan. That is when we Realtors get on a bus and travel from house to house to see new listings. The Seidenberg home is worthy of noting. The listing agent (who is also an owner) describes the property this way:
"Mid-Century Modern architectural gem in Mid-Town was renovated by Colombian architect, Guillermo A Orozco, & awarded the Star of Excellence by the Historic Florida Keys Foundation. 3 bedrooms & 2 baths. Many fine features include bamboo, river rock, new terrazzo, & Brazilian flagstone floors. Full wall mural by local artist, Rick Worth, depicting a mangrove forest. The kitchen has custom cherry wood cabinetry, honed-slate countertops, stainless steel appliances, wine cooler, & reverse osmosis water purifier. All impact resistant windows & doors. I wrote about his house in 2009, and I have mentioned Guillermo A. Orozco's architecture in my blog on several occasions. He is one of the more talented architects in Key West. So seeing how he re-designed or re-styled his own home was a treat. I firmly believe that anybody who buys a noted architect's house or contractor's house is probably buying more style and more substance than you would get in a comparably priced property. Every architect or contractor home I have been has always been superior to other houses in the same price range.
CLICK HERE for more detailed information and photos of this very thoughtfully re-designed home. The house has 3 bedrooms, 2 baths and 1500 sq ft of living area under roof. It sits on a nice corner lot of 5000 sq ft. There is a terribly expensive bamboo fence that gives the yard both privacy and distinction. The asking price is $685,000 or $457 per sq ft. (That's high for the area, however, this house is not like other houses in the area). I took more interior photos which you can see if you CLICK HERE.
I re-drove the area this morning as I took exterior photos. This house is perhaps over-improved for the area, but there are others that fall into that category. And like Old Town, there are some pitiful 'palaces' as well. I bet it is like that where you live as well. For readers unfamiliar with the location click GOOGLE MAP . The property is two blocks north of the main entrance to Key West High School in the Mid Town area of Key West.
If you are into Mid-Century Modern architecture, you owe it to yourself to look at 2026 Seidenberg Avenue. And if you are looking for an architect, you owe it to yourself to visit Guillerom Orozoco's website to see other properties he has designed in Key West.
