Sign or no sign ? Rider or no Rider ?

In the high end market many sellers are cautious and specifically ask that no "For Sale" sign be placed on the property. Their concerns primarily include:

- security: some people see a for sale sign as an open invitation to trespass and walk around the property, especially if the property appears unoccupied

- privacy: they don't want the neighbors and passers-by to know and fuel speculations as to the motivations for selling

Beyond the sign itself, a rider may be inappropriate. Such as:

- "Price Reduced": sends the message that the seller and the agent overpriced the property and the price may still be unrealistic and may come down more if the buyer waits. This may also signal desperation and invite lowball offers

- "Must Sell": screams of desperation and will surely attract sharks.

- "Priced to Sell" or "Will not Last": looks silly when the property is sitting for months on the market...

I always discuss with the sellers the appropriateness of a sign and how much information may be disclosed on my custom signs. In most cases, a simple and elegant sign with agent info is all that is needed.

Some communities prohibit signs or restrict them in size and appearance.

Is it still a buyer's market in Manalapan ? Are you sure ?

The market I serve is the luxury waterfront (homes and condos) along the coastline of south Florida from Palm Beach to South Beach.

Manalapan is a very upscale residential community south of Palm Beach that offers one of the ultimate location for the wealthy buyer looking for an Ocean to Intracoastal Estate.

What we have seen happen overall in the past few years is a gradual shift from a buyer's market on paper to a seller's market in real life. Allow me to explain:

On paper and MLS search may yield dozens and even 100+ properties that match basic criteria like number of bedrooms, number of bathrooms, and price range. So far so good right ?

Not so fast. The trained eye of the pro going through the list quickly realizes that most of these properties are "dogs". No view, older units/homes needing extensive remodeling, no pets allowed (condos), rental restrictions (1 or 2 years waiting period for some condos), no rentals permitted (some condos)...

The end result is that multiple buyers are now looking and competing for a much smaller pool of attractive and properly priced properties. Don't be surprised if you find nothing or see multiple offer situations... This is the virtual seller's market we are dealing with.

The key is to be patient but jump at an opportunity when you see it.

Manalapan is a small beachside town located in Palm Beach County north of Delray Beach and south of Palm Beach.

For the wealthy buyer, this offers the opportunity to buy a unique Ocean to Intracoastal Estate or build your own. Typical prices for Estates start at $10,000,000. Direct frontage on the Intracoastal allows docking larger Yachts (up to 150' for some Estates)

Manalapan offers a better value than pricey Palm Beach.
