If you are selling a home here please consider this. Realtors always say there are no bad homes only bad prices. This means even a home in very poor condition will sell, if it is priced correctly. Here are the 5 biggest mistakes when pricing your home for sale.

1. Not choosing the right price when a property is first listed. In other words,thinking, “We can always come down.”

2. Putting the property on the market at an unrealistic price. A Property must be priced on a comparative basis to other similar properties on the market.

3. Not relating marketing time to price. Generally, the quicker you want to sell, the less you should be willing to take.

4. Calculating brokerage fees on top of the sales price. A home is worth what it’s worth, with or without a commission.

5. Thinking that buyers aren’t comparing your home, on a dollar-to-dollar basis, with every other home on the market.

Today the trend is not so likely that people get married, then buy a house. Things seem to be all out of order to me. Not that today's way is bad, just not what I grew up knowing what was the order of events. Young people single and are buying homes together.

You will need to understand what choices you have as far as the way the title to the home reads. If single you may want to take the title as joint tenants with right of survivorship. That means if one of you passes away then the property goes tto the surviving person and not their heirs.

Or, if you just take the title as single people, tenants in common, then it will revert to the deceased persons heirs and the surviving person will not automatically get the property.

There are currently 353 active real estate listings in Merritt Island today. Out of that number, 91 are listed as short sales which eqates to 26%.

On the other hand, there are only 20 bank owned properties listed in all of Merritt Island. There is no one neighborhood where the foreclosures are concentrated. Newfound Harbor has the most with 2, otherwise they are pretty spread out.

Of the 20 foreclosed properties 17 are residential, 2 are townhomes and only 1 condo. 6 properties are waterfront but only one is on a navigable canal. the other 5 are on a lake or pond.

These bank owned properties range in price from $38,900 to $369,900.
