A new wave of condo development heads for Miami!

Six new condo towers proposed for the Brickell area and three for Sunny Isles Beach, in addition to proposed mega-development on the former Miami Herald Island along highway 395 on the Intracoastal Waterway just West of Miami Beach.

I have long believed that Brickell is becoming the "Wall Street" of the Americas and now judging by the number of proposed development in the area I see that I am not alone in my optimism about this fantastic area.

One of the proposed developments, the "Brickell House", boasts leading edge green building technologies and amazing features like a robotic parking garage capable of handling up to 120 cars per hour!

Miami Brickell House renderingAt a VIP event hosted by the developer, they expressed that they see this project as "a bold statement of confidence in the future of Miami" and I full heartedly agree with that statement. This project in particular if very interesting because the method of financing for prospective buyers will be based on the "fideicomiso" model used mostly in South America. That means that a prospective buyer makes a deposit to reserve a unit and then, once the contract is signed, starts making progress payments that are due based on stages of completion of the project during the three year duration of the development. I am not aware of any such financing program offered in Miami in the past so this building is not only breaking new ground because of its technologically advanced and environmentally friendly features, but is may also begin an entirely new modality of financing new developments.

Oh, and I for forgot to mentions that the pricing is incredibly aggressive. The price for studios at this development are stating at just over $170,000.00 and $220,000.00 for one bedroom residences..

I just visited Trump Hollywood for example and found out that in just about a year, they have approximately 130 out of 200 units under contract and the balance are going under contract very quickly. This is impressive when we consider that these properties are priced from just under 1 million to just under three million dollars. However, when you visit the development, it becomes clearly evident that anyone buying a condo there now is not only blessed with the opportunity to enjoy an enviable lifestyle, but they would be getting an amazing bargain which I believe will afford them the opportunity to resell in the not too distant future for a considerable windfall.
