Ready to purchase that 100 ft. deep-water lot in the Las Olas Isles, Rio Vista Isles or Sunset Islands and dock your 92 ft. yacht behind it? Not so fast! Do you know if the body of water is both deep and wide enough to accommodate your boat, with the required marine setbacks for each municipality? Researching the water depth, canal width and property setbacks before purchasing a waterfront home is imperative.
When deciding to purchase a waterfront lot, make sure the Intercoastal Waterway (ICW) canal is able to accommodate the draft and length of your boat. Also, a 100 ft. lot can dock a boat of less than 100 ft. length overall in Miami Beach. If you're planning to purchase a 100 ft. deep-water lot, choose the Lazzara LSX 78-footer, not the Lazzara LSX 92-footer. You can pocket the more than $2 million savings or buy a beautiful two bedroom Miami Beach condo at Portofino Tower.
Do your homework before buying and you will enjoy smooth sailing. You can find information about the major Intracoastal Waterway depths for Fort Lauderdale here and for Miami Beach here.
I specialize in luxury waterfront property and am well versed in these issues. Contact me for more information on buying your next waterfront home.
