Sorry all colleagues interested in SEO info, I had to stop writing for over a week for a very simple and good reason: after 5 months of extremely aggressive marketing over the internet and over 300 good leads with e-mails exchanged, phone calls made, invitations to visit Naples issued etc. all these people started coming to Naples Florida to buy. A wholoe lot of internationals. Only this week I have submitted 6 offers and have two approved sales with closing dates early next month for medium price range homes. I am working on 3 more right now. Waterfront homes availability requests have trippled and I am spending all day sending info to my clients and arranginf video shoots, previews, showings etc. Naples Florida definitely picked up in real estate sales.

So there is some interesting news on the internet though. Google has started a mortgage comparison feature which active Google users and ActiveRain users could find quite useful especially on the road on I Phone if need be.
NAR approved website indexing. So here comes a solution for an old discussion.
A new internetional real estate marketing portal is being launched right now with a free upload option at this time. Check out twpn.com. I know very little about it and cannot recommend it as a good source of leads at this time, however I will leave it for your consideration if you want to do anything about it.

This is a feature to be excited about. Now when you set your status on LinkedIN, you can now tweet it automatically, which means exposure to Twitter and search results all over the web!
You can also tweet to your LinkedIN connections from Twitter (or any Twitter tool such as Tweetdeck and Hootsuite).
Of course I did it and I’ll give you a visual explanation on how you do it!
First, sign in to your LinkedIN account and click on Account Settings on the top right of the screen.
Second, simply allow Twitter to publish to LinkedIN by entering your access info.
Third and last, set up your Twitter settings!
There you have it! Easy Easy Easy !

Naples Botanical Garden
This past weekend was the grand opening of the "New & Improved" Naples Botanical Garden. From the news reports they increased the size of the garden and added many new plantings..... regardless, since I had not been there previously, it was all new to me.
Now, keep in mind that Naples, Florida is known for being an extremely wealthy community where business executives come to retire. With that in mind, you will be surprised to know that the planting in the picture to the left was one of the more popular sites at the garden.
(Not what I was expecting.)
The Botanical Garden is an awesome place showing off many of the various exotic tropical plants located in South Florida, Central America and South America. They had a very interesting and fascinating butterfly garden with numerous butterflies fluttering around.

As an addition attraction, they had a lady dressed as a vine walking around on stilts. She looked very realistic, except for the "walking" part.

An extra special bonus for those who visited this past weekend was a FREE potted plant when you left. Made for a great gift for mom or that special someone, you just don't tell them it was FREE!!!!

1. Are any appliances under warranty?
2. Do you have product manuals for appliances?
3. Can you provide a landscape plan or a list of outdoor plants and how to care for them?
4. What are the names and phone numbers of immediate neighbors?
5. Are there children living on the street?
6. Where is the school bus stop?
7. What day is trash pickup?
8. What do I do with recyclables?

The prices have come down so much, I don't want to pay taxes based on the overly inflated prices from before the bust, what will MY taxes be?
When selling Naples real estate, I am often asked, "What will my taxes be?" Since I am not the Collier County Appraisers Office, I cannot give an accurate answer. I advise my clients that typically, on Naples fl homes for sale, taxes are assessed for Collier County at 1.25% of purchase price. My clients are often most concerned with the overly inflated assessments either made by appraisers in the last 5 years, or from purchase prices from before the southwest Florida housing bubble burst here in Naples. I have to advise, once again, that they can expect a 1 ¼% assessment from their purchase price.
As a Naples Realtor, I cannot comment on taxes. I leave this to the appropriate people. However, I can point my clients to the process that is followed if they think their assessment was not just and equitable.
After purchasing a Naples FL home, a property owner is allowed 25 days after the TRIM Notice is mailed to protest the assessment to the Collier County property appraiser. Is the property owner has a valid argument, and it is based in fact, ie. purchase price, the county appraiser may make a change and lower the assessed value.
First, the homeowner should go to the County Property Appraiser Office. If the assessment is appropriately reduced, then good. If the new assessment is still not just and equitable, the homeowner can go before the Value Adjustment Board. If still, the assessment is not just and equitable, the homeowner can go to court.
I feel confident that the Collier County Property Appraiser's office will fairly, justly and equitably adjust your assessed value after a real estate purchase so you have no need to worry. If they don't, the simple, aforementioned process will help you get a fair assessment of your Naples real estate.
